Hours: 40 hours per week
Location: Bristol
Covering: All of Southwest (Depending on Business needs)
This role requires regular travel: A Full Driving License and access to your own vehicle are essential.
Basic DBS check required.

Nacro is a national Social Justice Charity with more than 50 years\โ€™ experience of changing lives, building stronger communities, and working with stakeholders towards reducing crime. Nacro delivers the Community Accommodation Support service (CAS), a national service across England and Wales, which provides community-based accommodation and support for adult defendants and those released from custody.

Responsibilities

  • Property acquisition, property lease renewals, and property hand backs.
  • Developing and maintaining effective working relationships with Nacroโ€™s property partners, including investors, sourcing companies, managing agents and owners.
  • Negotiating individual property leases to achieve best value for money and meet contractual and growth targets in relation to property and bedspace numbers.
  • Using financial incentives appropriately to secure properties against contractual targets and timescales within delegated authority limits or upon senior manager approval, and maintaining records of incentives offered and paid.
  • Implementing property condition surveys, identifying repairs, defects and remedial works required, and assessing the suitability of potential properties and locations for supported accommodation, office and educational premises.

Qualifications

  • A good understanding of the requirements for property compliance as defined in relevant legislation and regulatory frameworks, e.g. Health & Safety, energy efficiency legislation and other regulatory standards.
  • An in-depth understanding of property lease agreement terms and demonstrable experience of undertaking commercial negotiations to achieve best value.
  • Basic knowledge of HMO standards and requirements.
  • Experience and knowledge of supported housing and letting.
  • Ability to undertake property condition surveys, assess suitability of potential properties and locations, and identify necessary remedial works.
