Responsible for the supervision of a team of operatives (10-20), ensuring that the services provided are in line with the KPIs and set strategy and fully compliant with legislative, regulatory, contractual, budgetary and policy constraints of MXM Contractors Ltd. Will deputise for the Contract Managers. Ensure work complies with current statutory and non-statutory legislation, adhere to the MXM Contractors Ltd work ethics and service levels. Escalate issues to the Contract Managers as appropriate. Effective management of all team resources, systems, and processes to ensure service delivery with a commercial focus. Manage the Operatives within the team; drive their performance to meet deadlines, complete projects up to high quality standards and ensure service levels are met. Oversea projects and visit sites weekly. Coach others to promote innovation and creativity. Challenge poor performance, workmanship, and inefficiency. Identify training and development needs and contribute to the Learning and Development plan. Salary £38-42K Duties * Survey, plan, schedule and coordinate work streams, liaising with the client and the internal and external workforce. * Ensure work complies with current statutory and non-statutory legislation, adhere to the MXM Contractors Ltd and Oneserve database system. * Escalate issues to the Contract Managers as appropriate. * To ensure appointments are made and kept by working together with the subcontractors to identify and prevent blockages. * To provide technical support to works planner where needed. * To work with the team to address any resident dissatisfaction and oversee to resolution. * Liaise with other Supervisors and the Administration team to monitor delivery and make any necessary adjustments between teams to ensure optimum utilisation of staff in meeting service requirements. * Ensure details of all work completed are being recorded including reports and pre- and post-work photographs and review and agree variations identified by operatives or sub-contractors with the client surveying team. * Provide clear direction to sub-contractors undertaking work on MXM Contractor Ltd behalf, ensuring this work is completed on time and to a satisfactory quality and within cost. * Undertake investigations under the direction of Senior Management. This may include jobs that incur a high level of variations or time delay. * Ensuring any loss of revenue are identified and reviewed and work with Senior Management to take action to address any such problems. * Take a lead role on health and safety matters for both operatives and sub-contractors and ensure that all staff are equipped to discharge health and safety responsibilities with appropriate arrangements in place for each team. * To support the Contract Managers with the delivery of Toolbox talks. * Delivery of customer service in line with MXM Contractors Ltd customer service agreement. Ensure that the customer engagement process is followed. Deal with all customer issues, ensuring that they do not progress into complaints. Gather information, investigate, and resolve complaints and compliments from customers. Escalate any customer care performance issues to the Contract Managers. * Effective management of all team resources, systems, and processes to ensure service delivery with a commercial focus. * Manage materials and equipment performance to ensure correct stock levels and supply chain efficiency. * Embed best practice in housing maintenance into MXM Contractors Ltd and via high performance and cost efficiency, enhance and maintain its reputation to assist in the generation of new business. * Manage the Operatives within the team; drive their performance to meet departmental performance targets. * Challenge poor performance and inefficiency. Identify training and development needs and contribute to the Learning and Development plan * Manage stakeholder relationships, identify, and meet customer expectations. Work with customers and colleagues within the various social housing contracts on the level and quality of service provided and use feedback to shape the service. * Contribute to the development of new processes.
