Multi Realm are seeking an exceptional Operations Manager to work at the Cotswolds Designer Outlet, just off junction 9 of the M5 - a new Outlet featuring over 50 retail and food & drink operators and which opened last Summer.
Contract: Full Time, Permanent
Role Overview: The Operations Manager is responsible for the successful day to day running of Cotswolds Designer Outlet, ensuring the Centre is safe, compliant, and presented to the highest standard at all times. This is a hands‐on leadership role with full accountability for operational performance across a live retail environment. You will lead all aspects of operations and facilities management, including health, safety and environmental compliance, service partner performance, and emergency planning.
Working closely with the Centre Manager, managing agents, landlord and Brand Partners, you will play a key role in shaping standards, driving performance and continuously improving the customer and occupier experience.
Key Responsibilities:
- Operational Leadership: Lead the day to day operation of the Centre, ensuring a safe, secure and high performing environment. Set the standard for operational excellence across all service lines. Act as Duty Manager as required, including out of hours incident response and weekend cover.
- Health, Safety and Compliance: Take full ownership of all health, safety and environmental matters across the Centre. Ensure full compliance with statutory requirements and internal governance standards. Lead the effective use of RiskWise to record, monitor, manage and report on compliance. Maintain robust contractor control processes, including permits to work and documentation standards.
- Service Partner Performance: Manage and challenge third party service partners to deliver consistently high standards. Develop and monitor service level agreements, driving accountability and performance. Identify opportunities for innovation, efficiency and service improvement.
- Facilities Management: Planned preventative maintenance, security and cleaning, landscaping, guest services, specialist services as required. Ensure all assets are maintained to a high standard, supporting both presentation and longevity.
- Emergency Planning and Resilience: Own and continuously develop the Centre Emergency Plan. Ensure the site is prepared for major incidents including fire, terrorism, extreme weather and environmental risks. Lead on testing, training and continuous improvement of emergency procedures.
- Stakeholder Engagement: Build strong, credible relationships with Brand Partners, service partners, Multi Realm and the landlord. Act as a trusted operational lead across the Centre. Support and deputise for the Centre Manager when required.
- Projects and Shop Fitting: Support the delivery of projects and asset improvements, ensuring operational impact is effectively managed. Oversee shop fitting activity in line with the Tenant Fit Out Guide and approved designs. Manage the consent to trade process and ensure readiness for opening. Ensure compliance from outgoing tenants at end of lease.
- ESG and Continuous Improvement: Contribute to the development and delivery of ESG initiatives across the Centre. Identify and implement opportunities to enhance sustainability, efficiency and experience. Embed a culture of continuous improvement across all operational areas.

- Experience in a similar operations or facilities management role within a retail, outlet or multi‐tenant environment.
- Strong knowledge of health and safety legislation and practical application on site.
- Proven experience managing multiple service partners and driving performance.
- A confident and credible stakeholder manager, comfortable influencing at all levels.
- Proactive, organised and solutions focused, with a strong attention to detail.
- Able to operate effectively in a fast‐paced, live environment with competing priorities.
