To support our expanding land pipeline, we are seeking to appoint a Land Researcher to join our land acquisition team. The Land Researcher will play a key role at the very start of the land acquisition process, identifying potential development opportunities for both residential and care home schemes. The role is office based and involves using land intelligence software to identify suitable sites, researching land ownership, and coordinating landowner outreach. Opportunities identified will be passed to our team of Land Directors, who will then lead negotiations with landowners and progress sites through to acquisition.
What you’ll be doing:
- Site Identification
- Identify potential residential and care development opportunities across target regions.
- Use Landstack and Caterwood mapping software to identify suitable land and property.
- Assess site characteristics including size, location and surrounding context.
- Planning & Site Research
- Review planning policy, Local Plans and planning history.
- Identify areas suitable for residential and specialist accommodation development.
- Undertake initial constraint checks including planning designations and flood risk.
- Landowner Research
- Identify land ownership through Land Registry and other sources.
- Compile site ownership details and supporting research for the land team.
- Landowner Communication
- Prepare and send landowner approach letters.
- Manage and track responses from landowners.
- Coordinate and arrange meetings between landowners and Land Directors.
- Maintain and update the company’s land opportunity database.
- Track opportunities from identification through to landowner engagement.
- Prepare site summaries and briefing notes for Land Directors.
What are we looking for?
- Strong research and analytical skills
- Highly organised with excellent attention to detail
- Good IT and database skills
- Experience using Landstack, Caterwood or similar mapping software
- Knowledge of the UK planning system
- Experience in property, planning or land acquisition
- Degree in planning, geography, real estate or related field
Bonus Structure:
The role includes a performance-based bonus, linked to:
- Number of new site opportunities identified
- Number of landowner meetings arranged
- Sites progressing to exchange
This structure rewards the successful generation of opportunities that convert into deals for the business.
