About the Role: On behalf of our client, the Northern Ireland Housing Executive (NIHE), MPA Recruitment is inviting applications for the role of Maintenance Officer, based at the Lisburn Office. This is an excellent opportunity for an experienced maintenance or construction professional with a strong background in social housing to play a key role in ensuring NIHE properties are maintained to a high standard. You will act as a vital link between tenants, contractors, and internal teams, carrying out inspections, authorising works, and ensuring high levels of customer satisfaction.
Key Responsibilities:
- Carrying out inspections of NIHE domestic and commercial properties, including pre- and post-repair inspections, fire and flood damage, and change-of-tenancy inspections.
- Authorising maintenance works and payments in line with delegated authority and cost limits.
- Inspecting completed works to ensure they meet required standards before authorising payment.
- Raising or authorising urgent works, including securing properties following PSNI forced entry.
- Working closely with contractors to ensure works are completed on time and to specification, updating systems and maintaining accurate records.
- Identifying and escalating any contractor performance issues to ensure service standards are maintained.
- Providing clear and timely information to tenants on repair progress, timescales, and maintenance responsibilities.
- Liaising with Customer Service Units, Patch Managers, Housing Advisors, and Lettings Managers to support effective service delivery.
- Working collaboratively with delivery partners such as Heating Inspectors, Structural Engineers, Asbestos Officers, and Grounds Maintenance teams.
- Identifying recoverable repair costs and supporting the recovery process where tenant responsibility applies.
- Undertaking Public Liability Insurance inspections, identifying risks, preparing reports, and supporting swift resolution of issues.
- Supporting minor adaptations to properties, working alongside Occupational Therapists where required.
- Assisting with planned maintenance schemes such as kitchens, bathrooms, heating, and external works.
What We’re Looking For:
Essential Criteria: Applicants must be able to demonstrate:
- A minimum of 4 years’ relevant experience working in social housing.
- A relevant trade background with a Level 3 qualification in a construction-related trade.
- At least 5 years’ overall relevant experience in a maintenance or construction environment.
- Strong communication skills with the ability to engage effectively with tenants, contractors, and colleagues.
- High-quality practical application of technical knowledge.
- Strong customer focus and commitment to service excellence.
- Ability to work effectively as part of a team.
- Accurate and timely record keeping with good IT skills (intermediate level).
