We’re supporting a large RSL with the appointment of a Senior Operations Manager to lead a significant planned works investment programme across their housing stock. This is a key role, taking ownership of circa £16m worth of external works, roofing, windows, doors and decorations along with cyclical works across the south of England.
This isn’t just about delivering programmes on time and budget. It’s about shaping how planned works are delivered, driving value, improving customer experience and building a sustainable, high-performing in-house service.
You’ll lead a team of operational managers, trades and supply chain partners, ensuring works are delivered safely, compliantly and to a high standard. There’s real scope here to influence how services evolve—particularly around insourcing, performance and long-term asset investment planning.
We’re looking for someone who understands the realities of social housing, balancing compliance, customer expectations and commercial delivery. You’ll be comfortable managing large budgets, leading teams through change and working closely with senior stakeholders to influence direction.
There is huge investment programme in place investing heavily in their homes and communities, so this role offers the chance to genuinely make an impact at scale, within a values-led organisation.
What will you need:
- Strong technical and commercial foundation – recognised construction qualification (or equivalent experience), with solid knowledge of building pathology and statutory compliance.
- Proven leadership within contracts, projects and major maintenance programmes, leading teams and supply chain partners.
- Commercially and operationally sharp – confident managing budgets, analysing financials and delivering programmes within agreed targets.
- Health & safety and people focus – H&S qualified (IOSH/NEBOSH), able to lead safely, communicate effectively and drive team performance aligned to values.
- Likes challenging the norm, able to take meetings at Exec level with confidence and take the lead when needed.
- Want the progression and be succession minded with commitment for long term strategies being in place.
