Mountjoy Ltd is responsible for providing reactive maintenance and planned preventative maintenance (PPM) services to buildings throughout the Horsham area. The Horsham District Council contract covers temporary housing, offices, commercial buildings, libraries, museums, parks, car parks and public toilets.
We are seeking an experienced Building Fabric Supervisor with a practical, solutions-focused approach. The successful candidate will have strong technical knowledge of building fabric, including defect diagnosis, void inspections, work scoping and project delivery, together with a good working knowledge of hard FM services. A recognised qualification in a relevant trade or construction discipline is required. The Supervisor must act professionally and courteously at all times and pass an enhanced Disclosure and Barring Service (DBS) check.
The role will provide technical leadership across building fabric repairs, void works and minor projects, ensuring that works are accurately scoped, planned and delivered safely, on time, within budget and to the required quality standard. The Supervisor will act as a key technical contact for the client, providing clear advice, practical solutions and progress updates, while coordinating specialist hard FM support where necessary.
KEY RESPONSIBILITIES
- Inspect and survey properties, with particular responsibility for voids, to identify defects, required repairs, compliance issues and opportunities for improvement.
- Prepare clear and detailed scopes of work, including measurements, photographs, specifications, access requirements, materials, sequencing and any specialist support required.
- Manage void works from the initial inspection through to completion and handover, ensuring that the agreed standard, programme, budget and client requirements are achieved.
- Plan and manage building fabric projects and minor works, coordinating quotations, operatives, subcontractors, materials, access and programme requirements.
- Provide the client with practical technical advice on building fabric defects, repair options, risks and cost-effective solutions, with regular progress updates.
- Identify interfaces with hard FM services, including electrical, mechanical, heating, water and fire-safety systems, and arrange specialist input where required.
- Supervise and support operatives and subcontractors, ensuring that they understand the scope, programme, quality requirements and expected standards of workmanship.
- Monitor work on site and maintain accurate records within FES, including progress updates, variations, delays, completion information and supporting documentation.
- Carry out quality inspections, identify defects or incomplete work, manage snagging and ensure that all issues are rectified before completion and handover.
- Ensure that work is carried out safely and in accordance with approved risk assessments and method statements, relevant legislation and Mountjoy procedures. Deliver toolbox talks, workplace observations and operative assessments, and complete scaffold inspections when trained and authorised.
- Identify asbestos, structural, fire-safety or service-related risks during inspections and stop or elevate work where further surveys, design input or specialist advice are required.
- Participate in the out-of-hours call-out rota as a point of technical and operational escalation when required.
SKILLS REQUIRED
- Strong technical knowledge of building fabric, construction methods, materials and common defects, supported by at least three years’ relevant property-maintenance experience.
- Experienced in managing void works, minor projects and multiple workstreams from initial survey through to completion and handover.
- Able to provide confident and practical technical support to the client, explaining options, risks, costs and recommended solutions clearly.
- Possess a good working knowledge of hard FM services and understand when specialist mechanical, electrical, water, heating or fire-safety support is required.
- Able to supervise, coach and support operatives and subcontractors to achieve the required standards of safety, quality and productivity.
- Possess strong interpersonal skills and the ability to communicate professionally with clients, colleagues, residents, building users and contractors.
- Have an organised approach to workload, diary and program management, with the ability to balance changing priorities.
- Apply a practical and solutions-focused approach to health and safety, quality control and problem-solving.
- Be commercially aware and able to recognise variations, additional work, potential delays and cost risks.
- Be proficient in Microsoft Office, particularly Excel, and able to use Mountjoy’s FES system and other client or property-management systems.
The responsibilities listed above are not exhaustive and may be amended as directed by the Contract Manager to meet the needs of the contract.
QUALIFICATIONS
- A recognised building fabric, construction or relevant trade qualification (essential).
- SSSTS or equivalent health and safety qualification (desirable).
- PASMA and Scaffold Inspector training, or a willingness to complete the required training.
- A valid CSCS card and full UK driving licence.
EXPERIENCE
- Experience of surveying and scoping building fabric repairs, void works and refurbishment projects (essential).
- Experience of managing voids, minor projects or planned works from initial inspection through to completion (essential).
- Experience of diagnosing building defects and recommending appropriate, compliant, durable and cost-effective repairs (essential).
- Working knowledge of hard FM services and the interfaces between building fabric and mechanical, electrical, water, heating and fire-safety systems (desirable).
- Experience of supervising direct operatives and subcontractors in a property-maintenance environment (essential).Experience of preparing technical reports, scopes, programmes, quotations and completion information using relevant IT systems.
