Lead Projects That Matter
Are you ready to take ownership of a dynamic, high-value programme of works that directly supports over 30,000 Defence homes? We’re looking for an ambitious and driven Billable Works Manager to lead refurbishment, maintenance, and improvement projects across a substantial Defence housing portfolio. With an annual programme exceeding £100m, this is a role where your expertise will have real impact — delivering safe, high-quality homes for Service families across London and Kent.
The Opportunity
From minor remedial works to major seven-figure schemes (up to £3m), you’ll manage projects end-to-end — from scoping and design through procurement, delivery, and handover. This is a fast-paced, high-profile position where quality, compliance, and customer experience go hand in hand.
You’ll be trusted to:
- Lead the full project lifecycle across diverse refurbishment and improvement schemes
- Manage budgets, cost plans, and financial reporting
- Oversee supply-chain performance to ensure value, safety, and quality
- Maintain strict compliance with H&S legislation, CDM regulations, and contractual standards
- Build strong relationships with Service families, DIO representatives, contractors, and internal teams
- Identify risks, drive performance improvements, and deliver exceptional customer satisfaction
What You’ll Bring
We’re looking for a confident project professional who thrives in a high-volume environment and knows how to balance operational delivery with strategic oversight. You’ll have:
- Proven project management experience in housing, property services, or the built environment
- Strong commercial awareness and contractor management skills
- Experience delivering complex, multi-project programmes
- Excellent planning, analytical, and reporting abilities
- A recognised construction or property qualification
- SMSTS certification
- Proficiency in MS Office (including MS Project)
- A commitment to continuous professional development
Most importantly, you’ll be proactive, organised, and motivated to deliver projects safely, on time, within budget, and to the highest standards.
Why Join?
This is more than just project delivery — it’s an opportunity to contribute to the quality of homes for Service families while managing a substantial and rewarding programme of works. You’ll gain exposure to large-scale schemes, collaborate with key Defence stakeholders, and play a pivotal role in shaping high-performing delivery across the region.
If you're ready to step into a role with real responsibility, visibility, and impact — we’d love to hear from you.
