About the Role: We’re working with a leading facilities management provider to recruit an Area Manager to support the operational delivery of a key RFCA contract across the West Midlands. This is a technical, hard services-focused role requiring hands-on involvement in PPM, reactive, and grounds maintenance, ensuring compliance with SLAs and KPIs while driving improvements across service delivery. This is a real transformation role, taking over a recently mobilised contract that needs strong leadership, a competent technical understanding, and a process-driven mindset. You’ll play a key role in improving the operating model and embedding excellence.
Key Responsibilities:
- Oversee end-to-end operational delivery across the RFCA estate, ensuring full statutory compliance and contract alignment.
- Drive performance management and continuous improvement across reactive, planned, and grounds maintenance.
- Analyse data to identify inefficiencies (e.g., overdue PPMs, supplier performance) and implement solutions.
- Own service delivery across your area — taking full accountability for outcomes, performance, and contractual compliance.
- Manage all contractor relationships (Tier 1 & Tier 2 suppliers), ensuring services are delivered effectively and issues are escalated/resolved.
- Work closely with the client (RFCA), DIO, and wider stakeholders to maintain strong working relationships and deliver value.
- Ensure robust Health & Safety practices are followed, with a Zero Harm approach.
- Support capital project delivery through effective team collaboration and contractor oversight.
- Report regularly on performance, financials, and improvements to senior leadership.
- Leverage CAFM systems to manage supply chain performance and reporting.
What We’re Looking For:
- Strong technical FM background, with knowledge of SFG20, PPM, and CAFM systems.
- Solid understanding of mechanical or electrical services (qualifications ideal, but not essential).
- Proven experience in hard FM services (reactive/PPM), ideally within complex public sector environments (MOD, MOJ, local authority, etc.).
- Demonstrated ability to manage contractors effectively and hold them accountable.
- Comfortable with a lean model, no direct reports, but you’ll have one indirect report and support from a technical administrator.
- Analytical and process-driven, able to dive into systems, pull data, identify issues, and take ownership of resolving them.
- Confident communicator who enjoys client interaction and problem-solving.
