Job Description: Site Manager / Senior Site Manager (Housing and Residential Development)

Position Titles:

  • Site Manager
  • Senior Site Manager

Location: (Insert Location) (Wiltshire)
Contract Duration: Contract until end of May 2025 , with the possibility of extension up to 5 years .
Rate:

  • Site Manager : £250-£300 per day (umbrella rate)
  • Senior Site Manager : £300-£400 per day (umbrella rate)

Role Overview:

We are seeking experienced Site Managers and Senior Site Managers to oversee the construction and maintenance of residential housing and developments in Wiltshire . These roles involve managing day-to-day site operations, ensuring compliance with regulations, coordinating contractors and subcontractors, and ensuring that projects are completed on time and within budget.

The Site Manager will be responsible for general site management, while the Senior Site Manager will take on additional responsibilities for larger or more complex projects, overseeing site activities at a higher level, and managing larger teams.

Key Responsibilities:

Site Manager:

  • Oversee and manage daily site operations, ensuring smooth workflow and timely project delivery.
  • Coordinate and supervise contractors and subcontractors to ensure work is completed to the highest standards.
  • Monitor project progress and ensure all activities are in line with the project schedule.
  • Manage on-site health and safety compliance, ensuring all safety regulations are adhered to at all times.
  • Assist with managing the project budget, ensuring cost control measures are in place and adhered to.
  • Provide regular updates to senior management on project status, progress, and any potential delays.
  • Resolve on-site issues as they arise, including dealing with delays, accidents, and supply chain issues.

Senior Site Manager:

  • Manage large or complex projects, ensuring all aspects of the construction and maintenance process run efficiently.
  • Lead and supervise a team of Site Managers, contractors, and subcontractors to ensure timely and high-quality delivery of projects.
  • Take responsibility for the overall project schedule, ensuring that deadlines are met and milestones are achieved.
  • Act as the primary point of contact between the client and the project team, ensuring clear communication and resolution of any project-related issues.
  • Oversee site safety, ensuring that all necessary health and safety protocols are followed and providing leadership in the event of any incidents.
  • Ensure all work is compliant with legal, regulatory, and environmental standards.
  • Prepare and manage project documentation, including contracts, progress reports, and financial reports.
  • Support in budget management, providing cost estimates, and tracking expenditure to ensure the project stays within budget.

Essential Qualifications and Experience:

  • Site Manager : Minimum of 3 years’ experience in site management in residential construction and development.
  • Senior Site Manager : Minimum of 5 years’ experience with previous senior-level project management experience in residential or housing projects.
  • SMSTS (Site Manager Safety Training Scheme) or equivalent.
  • First Aid at Work certification.
  • Experience in managing residential housing or large-scale developments.
  • Strong knowledge of health and safety regulations .
  • Strong budgeting and scheduling experience.
  • Ability to liaise effectively with contractors, subcontractors, and clients.
  • Excellent communication and problem-solving skills .
  • Ability to adapt and manage multiple tasks and priorities in a fast-paced environment.

Desired Skills:

  • Experience with large residential developments or housing projects .
  • Previous experience with project management software (e.g., Procore, Buildertrend).
  • Ability to lead and manage a diverse project team.
  • Understanding of environmental and sustainability practices in construction.
