A brief summary of Morgan Management:

Morgan Management Ltd is an associate company of the BanaOne group of companies and provides property services to all the group companies and a number of charities. Although our client is Bana One, we are effectively embedded within the company and act more as a principal than as an agent.

Commercially we manage approximately 690 properties located throughout London and the Southeast. The most northerly holding is in Leicester, but the most significant clusters are in Brighton and London. There is a very sizeable holding in Bournemouth so we have established an office there where a team of three operates.

In terms of the properties uses classes, the largest element is mixed commercial and residential. The residential team looks after the residential element as well as teams of Block managers and Studios. The Commercial Department shares management of mixed use properties with residential. We also look after office blocks with service charges, retail and leisure and some industrial estates and undertake changes of use and redevelopments as well as having a letting agent, Gowers, which erects boards and lets properties.

Besides the commercial and residential teams there are large accounts teams of purchase ledger and finance, a legal department and an embryonic building surveying team as well as a team of directly employed tradespeople and several site-based personnel. There are c. 50 staff in total.

The role:

The commercial team currently stands at 4, consisting of me, a property manager, an assistant property manager and a facilities manager. Ideally we should be 7. I am currently looking for a commercial asset/property manager who is qualified and has experience. The role would involve responsibility for a portfolio/collection of properties handling lettings, renewals, reviews as well as rent collection and other more mundane but nevertheless vital matters such as insurance, service charges, rating and maintenance. There is also strategic work with repurposing of properties, involving coordination of planners, project managers and assembling a development team. Acquisitions and disposals are also part of the job.

We are also recruiting for a Team administrator and another assistant property manager. The role offers a satisfying mix of all aspects of the property asset class. We are currently based in Hendon, but in the second half of this year, we will move to brand new offices in Finchley, close to Finchley Central Tube station.

In terms of duties, the list below should give a flavour:

  • Responsibility for a portfolio of properties with a firm grasp of the opportunities available, the revenue, the lease events and local market conditions.
  • Applying effective professional surveying skills as a member of the commercial property department.
  • Provide professional advice to all departments of Morgan Management regarding commercial property or estate management matters.
  • Undertake property management tasks to include tenant liaison, accounts enquiries and rent arrears management.
  • Carry out regular site inspections.
  • All aspects of day to day management including all landlord and tenant matters, lettings, rent reviews, lease renewals assignments, sub-letting, alterations and budgeting/forecasting.
  • Letting of vacant properties.
  • Levying of service charges on properties under management, where applicable.
  • Preparation and supervision of major and minor refurbishment schemes, whether of a capital or revenue nature in liaison with the Morgan Management building surveyor.
  • Oversee and build a good working relationship with any on-site staff and tenants of directly managed properties, and with personnel within Morgan Management to facilitate efficient and effective property management.
  • Property acquisition (both planned and opportunity purchases) and disposals.
  • Negotiation of easements and wayleaves as required.
  • Responsibility for ensuring information on the property database is kept up-to-date regarding properties managed and any project dealt with.
  • Management of vacant sites/vacant property pending development.
  • Preparing reports and attending regular meetings on topics including Voids, Arrears, Rent Reviews, Lease Renewals, Dilapidations and Projects.
  • Preparation of strategies in connection with capital expenditure programme.

Office-based Monday to Friday 0900 1800. Salary 60-70k for the right candidate.
