Morgan Hunt currently requires a Building Services Engineer for a Gallery based in Central London on a temporary basis.

Pay Rate: GBP24.77ph to GBP28.24ph Ltd depending on experience.

Hours: 35 hours Monday to Friday 8am to 4pm.

Duration: 4 months ongoing contract.

Location: Central London.

PURPOSE OF THE JOB

Leading and managing an on-site maintenance team including outsourced service providers to ensure all mechanical and electrical plant, building management and environmental controls systems are serviced and maintained. Managing all reactive and planned maintenance to ensure a responsive service is provided and the estate is compliant and provides first class facilities to our students, visitors and staff, as well as for the display and care of our collections and delivery of both Gallery and academic programmes. Supporting management of the maintenance budget and inputting into monthly management information reports that review and monitor delivery of the maintenance services. Supporting the contract management of maintenance partners to ensure they are complying with contract requirements fostering a collaborative approach, ensuring quality, focus and best value are provided to enhance and sustain performance of all MEP assets. Assisting with the delivery of minor works via contributing to developing budgets, planning, specifying, tendering and delivering and supervising contractors in a timely manner in conjunction with normal business operations.

MAIN DUTIES AND RESPONSIBILITIES

  • Assess and evaluate the day-to-day operation of Heating, Ventilation and Air Conditioning (HVAC) plant, using BMS and analytics software to assist with monitoring performance, fault diagnosis and the identification of potential energy saving measures in support of operating efficiently and meeting carbon reduction targets.
  • Ensure Gallery and conservation studios environmental conditions are maintained within agreed parameters at all times and assist the Gallery Operational team with preparing periodical environmental condition reports to lenders including leading weekly condition review meetings with the team recording actions including inputting into monthly information reports.
  • Monitor reactive maintenance and thus, manage and investigate alarms and fault signals relating to services controlled by the BMS, identifying possible causes and solutions, implementing repairs or adjustments to ensure continued efficient operation of the systems.
  • Review, monitor, schedule and thus, manage both planned maintenance work (in the context of the Gallery's public opening hours) and all statutory maintenance across the whole estate in accordance with manufacturers' specifications, applicable industry standards and statutory legislation, keeping appropriate records for audit purposes.
  • Assist with reviewing and supporting the procurement of specialist preventative maintenance contracts for all mechanical and electrical plant and systems.
  • Manage specialist maintenance contractors including reviewing their RAMS and their adherence to permit-to-work arrangements, scheduling, instructing, and supervising their work whilst on site including carrying out periodical H&S inspections of plant rooms and service risers.
  • Plan and monitor reactive maintenance tasks via a CAFM (helpdesk) system, ensuring the maintenance team work to agreed service delivery deadlines, keeping relevant staff and residents informed where applicable.
  • Review operational risks as they relate to the mechanical and electrical plant and BMS system and determine suitable contingency plans in order to deliver and maintain critical services in the event of equipment failures.
  • Identify, resource and maintain critical spares and consumable items, to ensure a basic stock of equipment is available at all times to aid prompt repairs.
  • Assist with preparation of annual reactive maintenance budgets covering reactive repairs and ongoing mechanical and electrical improvements including preparation of monthly management reports related to the performance of the maintenance team and services provided.
  • Mentor, plan and maintain a 7-day rota of 3-4 maintenance staff to deliver planned preventative maintenance, reactive maintenance and installation tasks across the premises, instilling a culture of continuous improvement and training to ensure skills and competences are kept up to date including undertaking training in areas relating to the duties outlined with specific reference to L8, the Building Management System (BMS) and associated systems.
  • Manage communication between the team, ensuring radios are in use throughout working hours.
  • Carry out written and oral communication using standard office software; Microsoft Outlook, Teams, Word and Excel etc. when required.
  • Be available to attend or manage critical call-outs and due to the nature of the role, there could be occasional requirements to work overtime due to an emergency or business need to cover for other colleagues on rota. Wherever possible, reasonable notice will be given of such requirements.
  • Support the Gallery Operations Team with the install/deinstall of all temporary exhibitions where input is required in supporting preparation of the galleries.
  • Support long-term sustainability targets and assist with implementation and co-ordination of sustainability initiatives including energy management, carbon reductions, recycling etc.
  • Attend departmental and Gallery Operations Team meetings noting action points and cascade to the maintenance team as appropriate on a timely basis.
