About the Role

We're looking for an organised, confident and proactive Property Manager (or Senior Property Manager) to join a busy, modern Lettings team in Nottingham. You'll be the first point of contact for tenants, responsible for keeping the portfolio compliant, well-maintained and delivering a smooth, high-quality rental experience. This role is solely within the lettings team - no block management, no commercial, no distractions.

Key Responsibilities
  • Communicating with tenants to resolve queries around maintenance, rent and anti-social behaviour
  • Triaging maintenance issues and instructing contractors for timely, effective repairs
  • Updating the property management system (Re-Leased) with maintenance works, rent reviews, documents and reminders
  • Conducting viewings and carrying out basic applicant vetting
  • Performing rent reviews and negotiating with tenants
  • Providing accurate guidance on lettings legislation to support the wider team
  • Ensuring properties meet regulatory and habitability standards
  • Managing compliance across the portfolio (EPCs, EICRs, GSCs, etc.)
  • Issuing legal notices, including Section 8 and Section 13
  • Supporting the team with ad hoc duties as required

  • Experience in residential lettings or property management
  • Strong communication and organisational skills
  • Confidence handling tenant queries and problem-solving
  • Understanding of lettings legislation (or willingness to learn quickly)
  • Ability to manage compliance and deadlines
  • ARLA qualification is a bonus, but not essential
