Location: Horley Salary: c. £40,000 DOE Hours: Full-time
We are seeking an experienced and commercially minded Senior Town Planner to join a well-established, multi-disciplinary property and surveying practice in Horley. You will work closely with a team of Chartered Planners and collaborate with colleagues across commercial, rural, land and new homes, and agency departments. This is an excellent opportunity to take ownership of a varied project portfolio and contribute to the continued growth of a respected planning team.
As Senior Planner, you will lead on pre-application work, planning applications and appeals, advise clients and internal teams on planning strategy, and support site feasibility and acquisition stages. You will represent the business at committees, consultations and stakeholder meetings, and play an active role in shaping planning insight and market awareness across the wider company.
This role offers strong scope for progression, exposure to diverse projects and the chance to work within a long-established organisation with a broad client base.
Key Responsibilities

Lead and manage pre-application work, planning applications and appeals across multiple projects.

Oversee external consultants and specialist advisors where required.

Advise clients and internal teams on planning strategy, development opportunities and planning risks.

Assess planning risks and opportunities during site acquisition and feasibility stages.

Monitor planning policy changes, local plans and legislative updates relevant to the business.

Represent the company at planning committees, public consultations and stakeholder meetings.

Build and maintain strong relationships with planning officers, consultants, clients and external stakeholders.

Contribute to business development and the wider growth strategy of the planning team.
Key Skills and Experience

At least five years' experience in planning, ideally within consultancy or a developer environment.

Chartered membership of the RTPI, or currently working towards chartership.

Strong knowledge of UK planning legislation, policy and guidance.

Proven experience managing projects through the planning process, including applications and appeals.

Ability to build strong client and stakeholder relationships.

Commercial awareness and strong project management skills.

Excellent written and verbal communication skills, with high attention to detail.

Full UK driving licence and access to a car for business use.
