We’re Morden College, an Almshouse and charity with a proud history of providing homes, support, and care for older people in need for over 300 years. We run almshouse accommodation at Blackheath and Beckenham, that provides homes for older people in financial hardship and in need of housing. We are focused on enabling our residents to live as independently, safely, and meaningfully as possible in a thriving community where every person feels known, valued, and supported.

As we continue to invest in and improve our estate, the Head of Operational Property will take a leading role in ensuring our buildings remain safe, well maintained and able to support thriving communities. Reporting to the Director of Property, the postholder will oversee a diverse portfolio ranging from historic Grade I listed almshouses to modern care facilities and community buildings (including the award-winning John Morden Centre).

A key focus of the role will be ensuring that all operational properties are safe, compliant and well maintained, with effective oversight of planned and reactive maintenance, contractor performance and statutory compliance. The postholder will also lead refurbishment projects (typically up to £250k), from specification through to completion, ensuring works are delivered safely, on time and within budget.

As a member of the senior leadership team, the successful candidate will have a proven track record in a senior property or estates management role, possessing a naturally customer centric operating style with a continued drive to improve operating standards. Experience of developing a value driven partnership approach to contractor management is essential.

This is a rare opportunity to take a leadership role within a historic, mission driven charity with the ability to influence operational property strategy, whilst supporting wider estate improvement initiatives and helping to deliver outstanding environments for residents, staff and visitors. The role is offered on a 12 month Fixed Term Contract.
