Overview
THE DEPARTMENT
The Advisory Department is led by Josh Myerson and comprises 5 teams: Asset & Valuation Advisory, Development Advisory, Rating Advisory, Residential Valuation Advisory and Strategic Advisory.
Advisory brings together over 130 experts across all 3 of our national offices and benefits from a critical mass of expertise and diversity of experience. Projects can range from:
- Problem solving with valuation at its core
- Place-making the evolution of our town centres where we advise owners on asset management and repurposing
- Strategic development advice to the public and private sector on delivering their medium to long term objectives
- Minimising the costs of re-development for some of London’s largest developers through rating strategy
- Supporting developers to value land, be that for viability, acquisition, disposal or strategic advice
- Helping the owners and occupiers of major portfolios secure the correct model both operationally and financially through valuation, strategic thinking and problem solving
- Innovating through valuations of some of the most interesting public and private property portfolios
Advisory is about extracting and unlocking value, interpreting policy to maximise benefits for our clients, counselling clients to achieve their goals and objectives, supporting clients’ critical thinking to improve the performance of their assets and simplifying complex problems and creating solutions.
Responsibilities
THE TEAM
Residential Valuation Advisory (RVA) is the firm’s centre of excellence for residential-led valuation, and comprises three complementary workstreams – Valuation, Viability and New Settlements. Currently comprising 15 people, the team is looking to grow.
RVA provides a range of consulting and technical disciplines, advising private and public sector landowners, as well as registered providers, housebuilders and funders on various development and investment matters as summarised below:
VIABILITY
The Viability team works closely with Monty’s planners from scheme inception through to the granting of planning permission and beyond. We provide Financial Viability advice on a range of residential-led mixed use development at the pre-application stage, followed by the preparation of a Financial Viability Assessment, negotiating with the local authority / GLA on the provision of affordable housing, and assisting in the drafting of S106 agreements and negotiating on viability review mechanisms.

VALUATION
The Valuation team advises on an extensive range of residential assets for a variety of private and public sector clients including developers, property companies, housing associations, local authorities and funders. The team’s advice covers residential development and investment, including land with and without planning permission, PRS, BtR, PBSA, co-living and affordable homes.
Skills include: valuation; development appraisals; market research; report writing.
NEW SETTLEMENTS & DEVELOPMENT VALUATION
The team has a blend of public (e.g. Homes England, DIO) and private sector clients (e.g. Grainger, Welbeck Land, Commercial Estates Group). The team support them through valuation led work, as well as advising through the lifecycle of development from land assembly through to disposal strategy for large housing projects, land disputes, land promotion and landowner agreements whilst working closely with Montagu Evans planning team as well as expert witness instructions.
Skills include: valuation; development appraisals; report writing; negotiation; development consultancy including masterplanning, landowner agreements (strategic land agency) and overage advice.
WHERE YOU FIT IN
You would be joining the Viability workstream within RVA. You would be working alongside an Associate and a Senior Surveyor, with support from a graduate and an apprentice. You would be involved in major instructions from inception through to completion.
MAIN DUTIES, RESPONSIBILITIES, ACCOUNTABILITIES
- Preparation and analysis of data in order to support a range of consultancy, valuation and agency advice
- Preparing appraisals and valuations
- Preparing high quality Red Book valuation reports and written advice for clients
- Liaising with clients to discuss advice
- Attend and lead client meetings and presentations
- Providing support to senior colleagues at client meetings and presentations
- Providing support and training to graduates within the team
- Collaborating with a range of teams across the firm and taking an active role in firm-wide sector groups
- Raising your own and the team’s profile internally and externally with peers
- Working with colleagues on business development activities including input into tender opportunities
- Any additional duties as reasonably requested
Qualifications
DESIRED KNOWLEDGE, SKILLS, EXPERIENCE & QUALIFICATIONS
- RICS qualified and an RICS Registered Valuer
- Experience of viability work
- Good knowledge of Argus Developer, with a willingness to become expert
- Excellent knowledge of Microsoft packages
- Enthusiastic, self-motivated and proactive
- Personable and capable of working positively within a team
- Solution-orientated
- Strong attention to detail and high service delivery skills
- Able to listen, assimilate and act expeditiously
- Good report-writing ability
- Committed and organised
