Looking for a senior consultancy role where you're trusted to lead and able to influence?
We're looking for an experienced
Senior Quantity Surveyor / Senior Cost Consultant to join our team in Faversham.
At Modus, our Senior Surveyors lead projects, build long-term client relationships, develop other surveyors and have a genuine influence on how we deliver our services and develop the business.
You'll take responsibility for a varied portfolio of projects across the South of England, working directly with clients and project teams from the earliest stages through procurement, construction and final account.
A significant proportion of our work is within healthcare, education, local government and the wider public sector .
These are projects with a clear purpose — improving hospitals, schools, public buildings and community facilities — where the advice we provide can have a tangible impact on the people who ultimately use them.

- What you'll be doing
- As a Senior Quantity Surveyor / Senior Cost Consultant, you will typically:
- Lead multiple commissions from feasibility and early-stage cost planning through procurement, construction and final account.
- Act as the client's principal day-to-day contact and trusted commercial adviser.
- Prepare, manage and present estimates, elemental cost plans and other cost advice.
- Lead procurement and tendering processes, including preparation of tender documentation, tender analysis, negotiation and contract formation.
- Prepare and present financial and cost reports to clients and project stakeholders.
- Manage valuations, variations, change control, loss and expense and final accounts.
- Advise clients and design teams on cost, value, procurement, contractual matters and project risk.
- Proactively identify project issues and provide clear, practical advice on solutions.
- Undertake Contract Administrator and/or Employer's Agent roles where appropriate.
- Lead client, design-team and contractor meetings.
- Review work produced by others and support the development of junior members of the Modus team.
About you
We're more interested in your capability and breadth of experience than simply counting years.
You'll already have sufficient construction consultancy experience to independently manage projects through both pre- and post-contract stages and provide confident advice directly to clients.
Ideally, you'll have
- A degree in Quantity Surveying or another relevant RICS-accredited discipline.
- Strong client-side Quantity Surveying / Cost Consultancy experience.
- Experience independently managing projects and client relationships.
- Strong pre- and post-contract cost management capability.
- Good knowledge of procurement and construction contracts.
- The confidence to advise clients, challenge where necessary and take responsibility for your professional advice.
- Experience supporting, mentoring or managing less-experienced surveyors.
MRICS would be advantageous but is not essential.
We are equally interested in strong candidates who are actively progressing towards chartership.
Previous
Contract Administrator and/or Employer's Agent experience would also be advantageous , although we recognise that different consultancies structure their services differently.
You may currently be working as a
Senior Quantity Surveyor, Senior Cost Consultant or Senior Project Quantity Surveyor . We're more interested in your capability than your current job title.
