Salary: £65,505 - £81,881 per annum plus a Car Allowance of £2,411 per annum (salary offered dependent on experience)

The role: Reporting to the Head of Development Projects and Quality, you’ll lead the successful delivery of new build housing developments from contract start through to handover. You’ll ensure every scheme is delivered on time, within budget, and to the highest possible quality, while meeting the needs of our customers, partners, and regulators. You’ll also take on leadership responsibility, managing and developing a team of four Delivery Project Managers to drive performance, consistency, and excellence across all projects.

What you’ll be doing:

  • Lead end-to-end delivery of mixed-tenure housing developments, ensuring compliance with all statutory, regulatory, and funding requirements
  • Champion quality, taking an active role in snagging and handover to ensure homes meet Moat’s high standards and customer expectations
  • Drive project performance, managing programme forecasting, budgets, and cashflow with precision
  • Collaborate across the organisation, working closely with Sales, Marketing, Property Services, Neighbourhoods, and Allocations to balance priorities and deliver the best outcomes
  • Manage partners and contractors, holding them to account for performance, value for money, and quality
  • Lead and develop your team, providing clear direction, coaching, and support to ensure successful delivery across schemes
  • Influence design and customer outcomes, ensuring feedback and insight are embedded into our developments
  • Engage with stakeholders, including Homes England, the GLA, Local Authorities, and Boards when required
  • Continuously improve delivery, applying learning from projects to enhance future performance

What we’re looking for: We’re looking for someone who brings both technical expertise and strong leadership capability, with a passion for delivering high-quality homes. You’ll have:

  • Proven experience managing multi-tenure housing developments post-contract stage
  • Strong knowledge of construction, contract management, and development processes (including JCT, joint ventures, etc.)
  • Experience of leading and developing high-performing teams
  • Excellent financial and programme management skills, including forecasting and cashflow
  • A solid understanding of Homes England / GLA funding requirements and regulatory frameworks
  • In-depth knowledge of building regulations, CDM, the Building Safety Act, and modern construction standards
  • A proactive approach to risk management, contractor performance, and issue resolution
  • Strong communication and influencing skills, with the ability to engage a wide range of stakeholders
  • Progress toward or attainment of a relevant professional qualification (RICS, CIOB, or similar)
