Salary: £32,936 to £41,170 per annum (salary offered dependent on experience) + Essential Car User Allowance of £2,329 + London Allowance of £2,739 per annum.
Contract: Permanent
Location: London Southeast (Bexley, Bromley and Greenwich) – agile working, with contractual base at Pollards Hill, Mitcham. We provide a laptop, tablet, and phone for flexible work across the patch, from home and in offices.

We’re looking for a proactive and customer‑focused Neighbourhood Services Manager to join our team and take ownership of a diverse housing portfolio. In this role, you’ll be the face of Moat in our communities—managing tenancies and leases, ensuring high standards in estate services, and responding swiftly to anti‑social behaviour and tenancy breaches. You’ll work closely with residents, contractors, and managing agents to ensure our neighbourhoods are clean, safe, and well‑maintained.
Responsibilities
- Conduct regular estate inspections and monitor cleaning and gardening contracts.
- Manage tenancy and leasehold queries in line with service standards.
- Take prompt enforcement action on ASB and tenancy breaches.
- Support new tenants and shared owners through sign‑ups and onboarding.
- Handle complaints and ensure compliance with the Housing Ombudsman Code.
- Fulfil safeguarding obligations, signpost vulnerable residents to key agencies, and provide appropriate support as a landlord.
Qualifications
- Strong knowledge of tenancy and leasehold management.
- Experience in handling ASB and community engagement.
- Excellent communication and problem‑solving skills.
- Excellent time‑management skills with ability to manage a complex caseload whilst meeting deadlines.
- A relevant housing qualification (or willingness to work towards one).
- A full UK driving licence and access to transport.
