MMP Consultancy is seeking a Planned Works Manager/Project Manager to be based in Northampton to lead and deliver a programme of planned works across occupied social housing. This is an interim role paying between £350 - £400pd as an umbrella rate inside of IR35 on a 6-month contract, subject to extension. The role is fully office‑based in Northampton.
The successful candidate will manage a small team (4-6 staff) overseeing works such as roof replacements, kitchens and bathrooms, windows and doors.
Responsibilities:- Lead, manage, and support a small delivery team responsible for planned works projects.
- Oversee and coordinate programmes of roofing, kitchen & bathroom refurbishments, window and door replacements, and related elemental works.
- Ensure projects are delivered on time, within budget, and to required quality standards.
- Manage works taking place in occupied social housing environments, ensuring strong customer care and minimal resident disruption.
- Act as the central point of communication between internal teams, contractors, and stakeholders.
- Monitor progress, performance, and compliance with health & safety requirements.
- Prepare and review technical documentation, reports, and project plans.
- Provide guidance and technical support to the team where required.
- Proven experience managing planned works within social housing (roofing, kitchens, bathrooms, windows, doors).
- Strong leadership and people‑management skills, able to motivate and guide a small team.
- Excellent communication and stakeholder‑management abilities.
- A practical technical background within construction or property maintenance.
- Well‑organised, proactive, and capable of managing multiple workstreams.
- Comfortable working from the office full‑time.
