MMP Consultancy is seeking a Planned Works Manager/Project Manager to be based in Northampton to lead and deliver a programme of planned works across occupied social housing. This is an interim role paying between £350 - £400pd as an umbrella rate inside of IR35 on a 6-month contract, subject to extension. The role is fully office‑based in Northampton.
The successful candidate will manage a small team (4-6 staff) overseeing works such as roof replacements, kitchens and bathrooms, windows and doors.
Responsibilities- Lead, manage, and support a small delivery team responsible for planned works projects.
- Oversee and coordinate programmes of roofing, kitchen & bathroom refurbishments, window and door replacements, and related elemental works.
- Ensure projects are delivered on time, within budget, and to required quality standards.
- Manage works taking place in occupied social housing environments, ensuring strong customer care and minimal resident disruption.
- Act as the central point of communication between internal teams, contractors, and stakeholders.
- Monitor progress, performance, and compliance with health & safety requirements.
- Prepare and review technical documentation, reports, and project plans.
- Provide guidance and technical support to the team where required.
- Proven experience managing planned works within social housing (roofing, kitchens, bathrooms, windows, doors).
- Strong leadership and people‑management skills, able to motivate and guide a small team.
- Excellent communication and stakeholder‑management abilities.
- A practical technical background within construction or property maintenance.
- Well‑organised, proactive, and capable of managing multiple workstreams.
- Comfortable working from the office full‑time.
- Build and maintain strong working relationships with residents, contractors, subcontractors, and client representatives.
- Attend regular client meetings to review project progress and support strategies to reduce work‑in‑progress.
- Work with the operations team to monitor work quality and ensure corrective actions are taken when standards are not met.
- Organise, plan, and manage annual programmes of work with the operations team.
- Produce project‑specific documentation such as AMP reports where required.
- Ensure full compliance with relevant Health & Safety legislation and internal procedures.
- Carry out routine site audits and report any hazards, incidents, or non‑compliance.
- Ensure variations are clearly specified, recorded, and electronically logged before commencement.
- Maintain robust electronic and paper filing systems suitable for audit.
- Ensure all contractual obligations, notices, and provisions are followed.
- Provide monthly project status reports covering progress, commercial matters, cash flow, and any issues arising.
- Liaise with client representatives and quantity surveyors to ensure clarity around specifications and approvals.
- Attend site meetings with stakeholders and residents when required.
- Support continuous improvement, innovation, and best practice within the commercial team.
- Strong understanding of construction processes and capital works.
- Excellent commercial awareness and cost‑management capability.
- Confident communicator with strong stakeholder engagement skills.
- Highly organised, accurate, and able to work to deadlines in a busy environment.
The successful candidate must have day to day repairs experience. This will be a 100% remote working role.
Key Duties- Responsible for pre/post‑inspection and reports for responsive repairs, void works and cyclical repairs within the relevant area of operation, consulting and engaging with customers, leaseholders and with internal and external stakeholders in the region.
- Ensure the highest customer standards of delivery are achieved, minimal defects, and a high level of customer satisfaction is achieved.
- Effectively managing the performance and on‑site progress of Clarion's Contractors ensuring that works are delivered on time, to a regional budget of £10m, to quality standards and achieve value for money in line with all relevant statutory regulations and compliance.
- This senior leadership role carries full responsibility for operational performance, health & safety compliance, financial management, and service improvement, ensuring excellent outcomes for residents and strong value for money.
- Build effective relationships with internal stakeholders, contractors, and partners.
- Proven supply chain and subcontractor management experience.
- Full UK driving licence and access to own vehicle.
- Experience leading change and transformation programmes.
- Knowledge of social housing regulation and consumer standards.
- Leadership of large, multi‑disciplinary operational teams.
- Familiarity with subcontractor management and health and safety standards in property maintenance.
- Knowledge of additional property management systems or reporting tools.
- Ability to travel within Hertfordshire, Bucks, and Beds, with travel time approximately 45 minutes within Hertfordshire.
- Availability for a 37.5‑hour work week, with the flexibility to schedule inspections across 3-4 days.
- Valid driving license essential for efficient site visits.
- Strong leadership skills in emergency situations and team management.
- Experience with resident engagement strategies related to fire safety.
- Hold relevant qualifications such as Fire Safety Level 4, CIOB Diploma in Building Safety Management, or recognition by professional bodies like IFE, IFSM, or IOSH.
- Relevant degree or professional qualification in fire safety, building safety management, or a related field.
- Extensive background in fire safety within housing, construction, or maintenance sectors.
- Proven track record leading fire safety initiatives and compliance programs.
- Additional certifications in CDM 2015, fire door, and compartmentation awareness are advantageous.
