Aids & Adaptations Site Manager | Social Housing Contractor | Kingston upon Thames
Role Summary
A leading social housing contractor is seeking an experienced Aids & Adaptations Site Manager to oversee the delivery of accessibility and adaptation projects within occupied residential properties. The successful candidate will ensure works are completed safely, on time, within budget, and to a high standard while maintaining excellent resident satisfaction.
Key Responsibilities
- Manage day-to-day site operations for aids and adaptations projects.
- Coordinate labour, subcontractors, materials, and programme delivery.
- Oversee works including:
- Wet rooms and level access showers
- Disabled access ramps
- Stairlifts and through‑floor lifts
- Door widening, handrails, and grab rails
- Kitchen and external access adaptations
- Conduct site inspections, quality checks, and health & safety audits.
- Prepare and review RAMS and ensure compliance with CDM and H&S regulations.
- Monitor project budgets, variations, progress, and site records.
- Liaise with residents, occupational therapists, clients, and other stakeholders to ensure successful project delivery.
Requirements
- Experience managing construction or refurbishment projects within the social housing sector.
- Proven experience delivering aids and adaptations works.
- Strong understanding of occupied property refurbishment.
- Experience managing subcontractors and direct labour.
- Excellent customer service and resident engagement skills.
- Full UK Driving Licence.

- BS 7671: 18th Edition Wiring Regulations.
- Basic DBS Check.
- Full UK Driving Licence.
- Previous experience working within the social housing sector.
- Ability to work independently and manage a busy workload.
- Asbestos Awareness certification (can be completed prior to the start date).
