Are you looking for a placement opportunity, with the support of well-established leaders in the industry? Rathbane Group is offering a placement opportunity within their Property Department. Dive into an excellent opportunity to develop your skills and potential with a broad base of knowledge and practical techniques.
Other key duties include:
- Maintaining records of upcoming lease events (rent reviews, break notices, termination dates) and liaising with colleagues and clients’ solicitors regarding serving legal notices within the necessary timescales.
- Ensure accurate records are kept and maintained, including leases, notices, schedules, and correspondence.
- Ensure health and safety legislation is complied with, arrange risk assessments, alarm/fire appliance testing and maintenance, gas safety inspections and obtain gas safety report certificates, where this is the landlord’s responsibility.
- Liaise with surveyors and agents when properties become vacant and require marketing.
- Liaise with tenants over repair issues, instructing and managing contractors to undertake work where it is the landlord’s responsibility.
- Ensure rents, service charges, and other payments are collected, taking appropriate action if required.
- Control and run service charge budgets where it is the responsibility of the landlord.
- Assist with other property management issues, to include ensuring that proper access, security and insurance covers are in place for the properties.
- Gain best practices for negotiating property deals.
- Learn how to handle objections and guide buyers through decision-making.
- Build and maintain strong client relationships.
- Maintain an accurate filing system.
- All other duties within the reasonable remit of the Placement Title.
