We are seeking an experienced Commercial Manager to oversee the financial, contractual, and performance management of large publicāsector maintenance and FM contracts. This role requires strong analytical capability, excellent communication skills, and deep knowledge of FM service delivery and NEC4 contract frameworks.
Key Responsibilities:
- Facilities Management Commercial Oversight: Provide commercial leadership across hard and soft FM services, including building fabric, M&E, energy management, and helpdesk operations. Ensure all services are delivered efficiently, compliantly, and in alignment with client expectations and contractual commitments.
- Contract & Financial Management: Hold full commercial accountability for large, complex maintenance contracts within the public sector. Oversee financial performance, budget management, forecasting, cost control, and profitability. Lead commercial negotiations on contract amendments, pricing, and service changes.
- Change Control & NEC4 Compliance: Manage change control processes in accordance with NEC4 Cost Reimbursement Contracts, ensuring variations, compensation events, and cost submissions are robust, timely, and accurate. Ensure governance, documentation, and approvals adhere to contractual and regulatory requirements.
- Performance, Reporting & Risk: Develop, review, and report on KPIs, providing corrective action plans where required. Conduct proactive risk identification, assessment, and mitigation across commercial and operational activities. Produce clear, dataādriven commercial reports for internal and external stakeholders.
- Process Optimization & Change Management: Analyse workflows and administrative processes, identifying opportunities to streamline operations and reduce unnecessary administrative cost. Deliver effective change management initiatives to drive efficiency and operational improvement.
- Subcontractor & Supplier Management: Manage subcontractor commercial relationships, including onboarding, performance reviews, payment mechanisms, and dispute resolution. Negotiate and implement pay mechanism agreements aligned with contract requirements and performance outcomes.
- Stakeholder Engagement: Demonstrate strong communication and negotiation skills when engaging with clients, internal teams, and supply chain partners. Provide clear commercial advice to operational teams to support informed decisionāmaking and contractual compliance.
Skills & Experience Required:
- Proven commercial management experience within Facilities Management (hard and soft FM).
- Strong understanding of publicāsector maintenance contracts.
- Experience working with NEC4 contracts, particularly costāreimbursable mechanisms and change control.
- Excellent analytical, numerical, and reporting skills.
- Strong negotiation, communication, and stakeholderāmanagement abilities.
- Experience in risk management, subcontractor oversight, and dispute resolution.
- Demonstrated ability to lead process improvement and change management initiatives.
