Act as the central interface between design, engineering, HSE/CDM, commercial, procurement, construction teams, and all external stakeholders. Ensure all pre‑construction deliverables are completed to the required standard, including surveys, planning applications, designs, RAMS, CPP, grid applications, risk registers, and build packs. Serve as the CDM lead for pre‑construction, managing duties under the Client, Principal Designer, and Principal Contractor (as applicable). Own the gateway process to ensure a structured and compliant handover meeting is completed with the Construction Manager / Project Manager before delivery begins.

Main Duties

  • Pre‑Construction Leadership: Lead all pre‑construction activities for assigned projects. Define pre‑construction programmes and track progress against key milestones. Facilitate early‑stage technical and feasibility assessments. Chair and minute pre‑construction progress meetings. Programme from Sales to construction handover.
  • CDM Responsibilities: Act as the pre‑construction CDM owner, ensuring: Pre‑construction information (PCI) is compiled and controlled. All surveys and investigations required under CDM are undertaken (GPR, topo, structural, geotechnical, asbestos, ecology, etc.). Design risk assessments are completed. Designers discharge duties under CDM Part 4. Construction Phase Plans and RAMS are reviewed and aligned prior to handover. Collaborate with QHSE and PD/CDM advisors to maintain compliance.
