The BIM Technician supports the digital delivery of mechanical, electrical, and plumbing (MEP) systems produced within an off‑site fabrication environment. This role focuses on creating precise, fabrication‑ready models and drawings that enable efficient manufacturing, assembly, and installation of modular MEP components. Working closely with design engineers, production teams, and project managers, the BIM Technician ensures all digital outputs align with fabrication standards, project specifications, and streamlined production workflows.
Main Duties
- Develop, update, and maintain detailed 3D MEP models specifically designed for off‑site fabrication and modular assembly.
- Produce fabrication‑ready spool drawings, module layouts, bill‑of‑materials, and installation documentation for production and site teams.
- Coordinate with mechanical, electrical, and plumbing engineers to ensure accurate routing, supports, penetrations, and connection details.
- Support clash detection and multi‑discipline model coordination to ensure seamless integration during on‑site installation.
- Implement and maintain BIM Execution Plans (BEPs), fabrication standards, and quality control procedures.
- Work closely with production supervisors to resolve design‑to‑fabrication issues and incorporate feedback into future models.
- Maintain structured digital file management and version control within the Common Data Environment (CDE).
- Assist in developing and improving BIM templates, libraries, and standardised fabrication components.
- Provide technical support to fabrication and site teams regarding model interpretation, drawing queries, and digital workflows.
What we are looking for:
- Strong proficiency in Revit (MEP), Navisworks, and AutoCAD; experience with Revit Fabrication Parts or Autodesk Fabrication CADmep is beneficial but not essential.
- Solid understanding of MEP systems and off‑site fabrication or modular construction processes.
- Ability to interpret engineering schematics, fabrication standards, and installation drawings.
- High level of accuracy and attention to detail, particularly when producing fabrication‑ready outputs.
- Strong communication and teamwork skills, with the ability to collaborate across engineering, production, and site teams.
- Organised, proactive, and capable of managing multiple models and deadlines in a fast‑paced environment.
- Relevant qualification in building services engineering, digital construction, or a related field.
Preferred Experience:
- Experience in an MEP prefabrication, modular construction, or building services environment.
- Familiarity with ISO 19650 workflows and digital construction standards.
- Experience with CDE platforms such as BIM 360, Viewpoint, or Asite.
- Understanding of lean manufacturing principles or production‑line workflows.
