General Overview: To undertake improvement work, maintenance and repairs to the fabric of the building at the Mailbox Birmingham. Responsibilities include maintaining all services to the Mailbox in Birmingham and carrying out all works in compliance with MITIE's KPIs & SLAs.
Impact: This role is important within the workflow process; the person will develop detailed knowledge and maintain the building fabric on the Mailbox estate on a planned and reactive basis.
Complexity: Commitment to deliver a minimum of 8 hours a week. Interpret and work from all instructions, drawings, and specifications appropriate to their trade without supervision. Set up new work using relevant tools, equipment, and machinery as appropriate to their grade. Maintain workshops, plant rooms, and working environments in a clean, tidy, and safe condition. Work off tower scaffolding, MEWPs, moveable gantries, suspended cradles, fixed ladders, and step ladders as required. Carry out unsupervised maintenance and repairs and report any defects or unusual circumstances. Learn new techniques with training as necessary. Scope of work includes entering plant rooms, roof elevations, car park, loading bay, and mall areas. Occasional exposure to distressing or emotional circumstances may be encountered. Understand the general workings of the Mailbox Estate for efficient work execution and develop new ways of working. Understand the inter-relationship between various maintenance crafts. Be contacted by radio and/or PDA to receive instructions, which can involve frequent disruption to work patterns. Knowledgeable of and work to current regulations, codes of practice, Health & Safety regulations, and all safety rules both MITIE and statutory. Produce a list of materials for remedial repairs or alterations as necessary. Ensure all PPM work is carried out effectively in compliance with maintenance instructions. Maintain plant rooms, workshops, and working environments in a clean, tidy, and safe condition. Record information as required for the operation of the site's CAFM system. Understand the workings of painting & carpentry systems within the Mailbox Estate. Deal with new situations as they arise and pass on knowledge to others. Inform the immediate Duty Manager of any delays or difficulties encountered. Undertake any other duties as requested by Management to comply with MITIE's contract KPIs & SLAs. Facilitate access and escort contractors when required. Ensure MITIE's SSOW are always followed. Staff will be employed on work appropriate to their core specialist skill but will progressively be trained to acquire extra skills for flexibility and competence.
Qualifications / Required Experience: The maintenance painter/decorator must have work experience in carpentry, painting, and decorating within a guest-focused environment. City and Guilds Institute level 2 Plumbing, City and Guilds Institute Painting and Decorating Parts 1 and 2, City and Guilds Institute Carpentry Parts 1 and 2. Good working knowledge of painting and decorating & carpentry services is required.
Competencies: Professional appearance, good communication skills (face to face/radio), good time management skills, ability to work under pressure and meet deadlines, ability to use own initiative and take a proactive approach, ability to work alone or in a team, ability to apply knowledge gained through experience in dealing with a range of work procedures and practices, conscientious and reliable.
