Overview
In this role you deliver mechanical maintenance across the hospital estate, ensuring plant, equipment and services operate safely and compliantly. You perform planned maintenance, fault diagnosis, repairs and installation work to support patient care. You collaborate with clinical teams, ward staff and contractors to minimise disruption while maintaining critical systems. The role involves HVAC, water services, BMS and safety-critical infrastructure, contributing to NHS standards and statutory compliance.
Responsibilities
- Perform planned preventive maintenance (PPM) on mechanical plant and systems
- Diagnose faults and repair mechanical equipment and infrastructure
- Respond to breakdowns and emergency maintenance requests; complete reactive tasks
- Undertake minor installation and project works as directed
- Maintain, inspect, test and repair Heating/Hot Water, AHUs, HVAC, steam, domestic water, pumps/valves/pipework, pressure systems, medical gas (where trained), BMS-controlled plant, and water treatment including legionella control
- Ensure compliance with statutory regulations and healthcare guidance; follow H&S, permit-to-work, and isolation procedures; assist audits and maintain documentation
- Support clinical departments by keeping critical systems operational; liaise with ward staff and external providers; minimise disruption and assist with planned shutdowns and restorations
- Maintain assets per O&M manuals and ensure safety policies, COSHH, PPE, PAT testing, etc.
Key requirements
- Experience in mechanical maintenance and repair
- Experience with heating, ventilation and water systems
- Ability to diagnose and rectify mechanical faults
- Experience with planned preventative maintenance programmes
- Sound understanding of mechanical building services systems
- Essential qualifications: recognised apprenticeship in mechanical/building services engineering; NVQ Level 3 or equivalent
- Strong fault-finding and problem-solving
- Ability to work independently and in a multidisciplinary team
- Good communication and customer service
- Fault-finding on mechanical systems
- PPM programmes
- Building Management Systems (BMS) familiarity
