We are looking for a Small Works / Internal Delivery Manager to lead the delivery of minor works and small-scale projects across the Armada PFI contract. This role is key to ensuring small projects, remedial works, and lifecycle activities are delivered safely, efficiently, and to a high standard. You will lead internal delivery teams and coordinate subcontractors, ensuring projects are completed on time, within budget, and in full compliance with contractual and regulatory requirements while supporting continuous improvement and cost-effective service delivery.

Role Responsibilities

  • Lead the end-to-end delivery of minor works, internal projects, and remedial tasks from initial scope through to completion.
  • Manage and develop the Internal Delivery Team, including multi-skilled tradespeople.
  • Coordinate subcontractors and suppliers, ensuring value for money and high performance standards.
  • Prepare project estimates and quotations, managing budgets and cost tracking across multiple projects.
  • Maintain and manage project schedules, aligning works with maintenance and lifecycle programmes.
  • Implement quality assurance processes, conducting inspections to ensure compliance with specifications and standards.
  • Ensure full compliance with Health & Safety regulations, including development and review of RAMS and safe systems of work.
  • Act as key stakeholder liaison, communicating effectively with clients, site users, and internal teams.
  • Produce regular reports on performance, financials, and project progress for governance meetings.
  • Identify opportunities to improve efficiency, increase self-delivery, and reduce reliance on external contractors.
  • Oversee administrative activities including timesheets, absence tracking, stock control, and resource coordination.

Required Qualifications

  • Experience within facilities management, building services, or construction environments.
  • Demonstrated leadership experience managing teams or project delivery functions.
  • Strong understanding of building trades and maintenance (multi-trade knowledge preferred).
  • Experience in project planning, cost management, and delivering multiple projects concurrently.
  • Sound knowledge of Health & Safety regulations within FM or construction environments.
  • IT proficiency, including CAFM systems (e.g. Maximo or similar) and Microsoft Office.
  • Must be eligible to obtain UK Security Check (SC) clearance.

  • Experience preparing small works proposals, cost analysis, and commercial justifications.
