The predicted salary is between 35000 - 45000 Β£ per year.
Responsibilities include working within the Site Team, carrying out duties effectively and efficiently in accordance with contractual requirements. Deliver agreed services within the allocated budget and to the required standard. Develop good Client and Customer relationships and maintain key communications with other Janitors/Caretakers/Site Support Officers or Site Superintendents on the Contract and within MITIE's Portfolio. Follow the Company's Health, Safety and Quality procedures while managing assigned sub-contractors on site.
Undertake training specific to this role. Provide routine housekeeping duties and janitorial tasks to support effective operations of the schools, such as washing low-level windows and low-level maintenance (e.g. fixing a door handle). Maintain daily staff attendance records and signing-in books. Coordinate janitorial services to meet operational and contract requirements. Liaise with the helpdesk to ensure events/tasks are dealt with according to the Contract Agreement.
Support reactive and planned maintenance issues, monitor contractors when dealing with assigned tasks, and provide escort duties when required. Carry out reporting activities to assist the Senior Janitor in meeting contract/regional reporting requirements. Conduct regular service inspections, report results to the Facilities Manager, and act upon them to ensure timely corrective actions. React to all duties as directed by the site Facilities Manager and/or Senior Janitor.
Transport materials and equipment throughout the building, ensuring timely delivery and appropriate storage. Prepare rooms and halls for various uses, including setting out, removal, and storage of furniture and equipment, erecting and dismantling stages and platforms, all in accordance with health and safety and manual handling procedures. Ensure correct operation of heating, plant, and lighting facilities, check efficiency regarding energy conservation, monitor fuel stocks, and order supplies as necessary.
Ensure that internal and external areas are adequately lit, including replacing lighting materials and fuses where possible. Make sure that all unnecessary lighting is extinguished when the building is closed. Monitor the condition of heating plant, notify the Facilities Manager of needed repairs, and undertake routine maintenance. Keep the boiler house clear at all times and undertake frost protection measures as necessary. Ensure correct health and safety practices are applied appropriately.
Undertake on-call duties, responding to emergency call-outs in accordance with established procedures, including attending the location, contacting appropriate authorities, inspecting for damage and theft, effecting temporary repairs, and liaising with contractors or emergency services on site. Perform minor grounds maintenance duties, including weeding and clearing litter from all external surfaces within the site boundaries, including all-weather surfaces and soft playing areas. In the event of snow and frost, clean pedestrian access routes within the school precincts.
Ensure that bodily and other emergency spillages are dealt with according to agreed procedures. Carry out minor repairs such as painting, plumbing, and joinery as directed by the Facilities Manager or Senior Janitor. Monitor and provide janitorial cover for agreed shifts within the school premises and external areas. Ensure that graffiti is removed or concealed as soon as possible. Maintain security of the building, including opening and securing premises at prescribed times.
Cooperate with all appropriate personnel and agencies in maintaining the security of the premises. Maintain keys for emergency call-out purposes. Patrol the premises and associated grounds, monitor public areas, and ensure security is maintained during hours of opening. This may include operating and monitoring closed-circuit television (CCTV) equipment and using radio communication devices. Dispose of waste materials arising from the use of the premises not covered by alternative arrangements.
If the site has a swimming pool, undertake tests and maintenance in accordance with relevant Pool Operatives Training. Replace consumables in appropriate locations not covered by alternative arrangements (e.g. toilet rolls, soap, towels). Undertake cleaning of designated areas as requested by the Line Manager. Carry out regular checks on fire alarm systems, ensuring they work satisfactorily, and report any faults to the Facilities Manager and/or Senior Janitor.
Carry out prescribed procedures in the event of fire, flooding, accident, or damage, including liaising with appropriate staff, contractors, and policing authorities when necessary. Carry out any other reasonable duties requested by your Line Manager.
Person Specification: Must be able to complete an Enhanced Disclosure in line with the Contract requirements. Must fall into the required shift pattern as deemed suitable to meet contractual requirements. Have a flexible approach to the role. Proven customer focus and service skills. Ability to prioritise workload effectively, with good organisational skills. Detail conscious. Able to work from own initiative. Good awareness of Health and Safety legislation. Excellent time management skills. Good communication skills. Computer literate.
