Are you a commercially minded property professional who can take control of a busy portfolio, make decisions quickly, and keep standards high? We’re recruiting for a privately owned country estate near Hertford seeking an experienced Property and Lettings Manager to take ownership of a diverse portfolio of more than 200 residential and commercial properties. This is a client-side, in-house role with real accountability, strong visibility, and the opportunity to drive standards, protect asset value, and deliver a first-class service across the estate.

This role demands someone who can build strong relationships, handle pressure, and maintain a firm grip on service levels, compliance, and day-to-day delivery.

The Role

Reporting directly to the Head of Property, you will lead lettings, property management, and maintenance coordination across the estate. This is a fast-paced, highly reactive role that requires strong judgement, clear priorities, and the confidence to make decisions and hold people to account. You will manage relationships with tenants, contractors, and internal stakeholders while keeping operations running efficiently, protecting standards, and supporting the long-term performance of the portfolio.

What You’ll Be Doing

  • Lettings, Renewals & Tenant Relationships
    • Preparing compelling marketing particulars and managing viewings
    • Overseeing applications, references, compliance checks, and negotiations
    • Managing lease agreements, renewals, terminations, and inventories
    • Acting as a trusted point of contact for tenants, handling queries efficiently, and taking a firm but professional approach when resolving issues
  • Property Inspections & Rent Reviews
    • Carrying out rent reviews supported by market research and comparables
    • Managing inspections and ensuring all properties meet legislative requirements
    • Maintaining accurate property and tenant records across management systems
    • Conducting boundary inspections using estate maps and Land Registry data
  • Maintenance & Compliance
    • Coordinating planned and reactive maintenance works in a fast-moving environment
    • Liaising with the estate’s Buildings & Facilities Team and external contractors
    • Monitoring statutory compliance and ensuring records are always up to date
    • Managing residential property and tenant data on property management software

What We’re Looking For

Essential

  • Minimum 5 years’ experience in residential property or lettings management
  • Strong working knowledge of property legislation, compliance, and best practice
  • Excellent communication skills with meticulous attention to detail
  • Confident negotiator with a proactive, resilient approach and the ability to be firm, fair, and professional when dealing with people
  • Good understanding of common building defects and repairs
  • Full UK driving licence (role is estate-based)

Desirable

  • Experience with commercial or agricultural tenancies
  • Degree-level education or equivalent
  • Membership of a professional body (e.g. RICS, ARLA)
  • Experience working on a rural or country estate
  • Familiarity with property management software systems
