We are looking for an experienced Asset Manager to join our team in Cardiff. You will be part of an existing team covering a diverse local portfolio, responsible for asset management strategy, lease management, and steering external property management.
This is a hands‑on role with real scope to add value. The portfolio carries strong development potential, and we are looking for someone with the creativity and drive to make the most of it.
You will be based at our Cardiff office. While we embrace a flexible approach to work, our policy requires working from the office three days a week.
Responsibilities
- Manage lettings, renewals, rent reviews, lease surrenders, and associated capital expenditures, including initiating and negotiating commercial lease terms of your assigned portfolio.
- Develop and implement a sustainable asset management strategy for existing and future assets, identifying opportunities to optimise performance and add value across the portfolio.
- Maintain direct contact with occupiers in the assigned portfolio to understand their business requirements and build strong, long‑term relationships.
- Track and assess risk criteria for each asset, identifying red flags and escalating any warning signals to the management team — including health & safety, insurance, payment behaviour, technical maintenance, and insolvency risk.
- Collaborate with the Construction and Project Management team to ensure major CAPEX and (re)development projects are delivered on time and on budget.
- Lead the annual budget process for each assigned asset (lease, CAPEX and OPEX assumptions), integrating refurbishments, extensions and redevelopments into the overall business plan and working closely with the development and finance teams.
- Carry out financial analysis and prepare property budgets and asset management reports.
- Build and maintain productive relationships with occupiers and local/national advisors, positioning the company as a preferred business partner.
Qualifications
- +3 years of experience in Asset Management, Property Management, Lease Advisory or Agency. Previous experience in Logistics/Industrial Real Estate is highly regarded.
- A genuine interest in real estate and the growth of the last‑mile logistics sector; the ability to spot and act on opportunities.
- A hands‑on, self‑starter attitude; confident and independent work style with strong collaboration skills.
- Fluency in English.
- Strong analytical, financial, and negotiating skills, with confidence working with data and reporting tools.
- Relevant bachelor's degree.
- Availability to work from our Cardiff office.
