Are you an experienced Contract Manager with a passion for improving homes and delivering large-scale investment programmes? At Midland Heart, we're investing in the future of our homes and communities. As our Contract Manager (Retrofit), you'll play a pivotal role in delivering our ambitious Homes for Modern Living programme alongside our wider retrofit and sustainability strategy. This is far more than a traditional contract management role. You'll lead the delivery of major investment projects that improve the quality, energy efficiency and sustainability of thousands of homes, ensuring they're fit for modern living whilst providing an excellent experience for our tenants.
From whole-house modernisation and retrofit projects through to contractor performance and customer engagement, you'll be at the heart of transforming our housing stock. This is an opportunity to make a lasting impact on over 35,000 homes and directly contribute to one of the largest housing investment programmes in the region.
You will have the opportunity to:
- Lead the delivery of our Homes for Modern Living programme, helping modernise homes through major planned investment and retrofit works.
- Support our ambition to improve approximately 6,000 homes to EPC Band C or above by 2030, reducing carbon emissions and tackling fuel poverty.
- Lead and develop a team of Contract Delivery Surveyors whilst managing high-value contractor relationships.
- Shape the future of Midland Heart's property investment strategy through innovation, technical expertise and exceptional contract management.
- Work collaboratively with tenants, contractors and internal stakeholders to ensure projects are delivered safely, efficiently and with customer satisfaction at the forefront.
As a Contract Manager, you'll be responsible for:
- Managing the delivery of whole-house modernisation, retrofit and major component replacement projects across our housing portfolio.
- Leading and developing a high-performing team of Contract Delivery Surveyors.
- Managing contractor performance, budgets, programmes and quality standards to ensure excellent service delivery.
- Undertaking site inspections, analysing property data and identifying suitable retrofit and planned investment solutions.
- Ensuring projects comply with PAS 2035, CDM Regulations, Health & Safety legislation and other relevant standards.
- Preparing contract documentation, reports and project information to support successful programme delivery.
- Working collaboratively with tenants to explain proposed improvements, manage expectations and ensure a positive customer experience throughout the works.
- Supporting the development of strategies that improve energy efficiency, reduce carbon emissions and deliver long-term value across Midland Heart's housing stock.
- Building strong relationships with internal teams, contractors and external stakeholders to ensure successful project outcomes.
- Driving continuous improvement through lessons learned, innovation and high-quality contract management.
You will join our Property Investment Team, where you'll play a leading role in delivering one of Midland Heart's largest strategic investment programmes. Working alongside experienced Surveyors, Senior Contract Managers and specialist contractors, you'll help deliver modern, energy-efficient homes whilst leading a motivated team and influencing the future direction of our investment programmes.
Your CV will demonstrate your suitability against the following criteria:
- Experience managing planned maintenance, retrofit, capital investment or major works contracts within housing, construction or property.
- Significant technical experience within construction or maintenance-related contract management, including contractor performance, quality assurance, budget management and statutory compliance.
- Experience delivering large-scale property improvement, modernisation or energy efficiency programmes.
As a smart working organisation, you can expect a balance of office, home and site-based working. Regular travel across Midland Heart's housing portfolio will be required.
