Join our Property Investment team as a Property Portfolio Manager, where you'll lead a strategic programme of investment and divestment across our 35,000-home portfolio. This is a pivotal role for a strategic thinker ready to use data-driven insights to transform how we manage and optimise our residential stock. Your mission is to balance two key goals: delivering targeted investment into our highest-need homes and executing a smart divestment strategy. You will ensure our assets provide both a high standard of living for tenants and long-term financial value for the business.

As a Frontline Manager, you will lead a team of Portfolio Management Officers to oversee the end-to-end disposal process, from executive decision-making to completion. Acting as a Data Steward, you'll ensure all records are accurate and compliant while constructing compelling business cases to protect and enhance our future rental income.

Key responsibilities:
  • Implementing a divestment strategy to tackle loss-making properties and simplify the asset portfolio.
  • Leading high-performing teams and driving operational excellence to meet complex, long-term project goals.
  • Reviewing cyclical and capital investment programmes to enable optimal asset value.
  • Researching and evaluating acquisition and disposal opportunities for recommendation to the Strategic Asset Management Group.
  • Building collaborative relationships across the organisation, including Property Services & Lettings.
  • Monitoring the effectiveness of investment decisions to drive continuous improvement.
Ideal Candidate:

You're application will show you are a resilient leader with a sharp analytical mind and the ability to plan for long-term outcomes. You are comfortable making difficult decisions and can communicate the rationale for change to your team and stakeholders.

Qualifications:
  • Degree-level education or equivalent expertise (ideally MRICS, MCIOB, or CIH) with an understanding of housing and building standards.
  • Proven experience in managing large-scale asset investment or property programmes, using stock appraisals and data-driven business cases to lead “invest or divest” decisions.
  • Experienced in leading high-performing teams, tracking KPIs, and managing the full performance lifecycle, including experience of addressing team performance through formal processes.
  • Evidence of managing diverse stakeholder relationships, effectively collaborating with contractors, solicitors, and cross-functional internal departments.
  • Extensive experience managing the end-to-end process of property disposals or complex projects within a highly regulated, compliance-focused environment.
  • Proficiency in using sector-leading software and business intelligence tools to drive accurate reporting, manage data quality, and support strategic organisational goals.

As a smart working organisation, you can expect a balance of working from the office (Birmingham, Bath Row) and from home.
