A well-established property business is expanding its regional footprint and requires a commercially astute Senior Property Manager. You will oversee a growing commercial portfolio centred around rural Business Villages near the M54 and A41 corridors, alongside a 130-unit residential portfolio encompassing farmhouses, cottages, and barn conversions. This position blends hands-on management with strategic asset management, offering clear opportunities to unlock development value across the estate.
Key Responsibilities
- Direct the day-to-day management of the portfolio, acting as the principal contact for commercial tenants and driving the performance of local residential managing agents.
- Lead on commercial lease events including rent reviews, renewals, and lease re-gears to maximise returns and ensure terms reflect full market value.
- Collaborate with internal construction and finance teams to formulate service charge budgets, produce income return appraisals, and deliver planned preventative maintenance.
- Ensure rigorous compliance across the portfolio, managing statutory requirements, health and safety, and Energy Performance Certificate (EPC) strategies.
- Support the Property Director with ad hoc management of a wider national industrial investment portfolio, including site inspections and supplier management.
What You Bring
- Ideally MRICS or AssocRICS qualified.
- A minimum of 5 years experience in commercial property with a proven background in portfolio management.
- Strong commercial acumen, specifically in negotiation, strategy, and value engineering.
- A full driving licence with the flexibility for occasional national travel.
