About the Opportunity
I'm currently working with a leading Design & Build contractor who is looking to appoint an experienced Senior Pre-Construction Manager to join their growing team. This is an excellent opportunity for a commercially minded construction professional with experience in fast-track fit-out, refurbishment, or Design & Build projects to play a key role in securing and delivering high-profile schemes. The successful candidate will lead multiple projects through the pre-construction phase, working closely with clients, consultants, supply chain partners, and internal teams to ensure projects are commercially competitive, technically robust, and positioned for successful delivery.
Key Responsibilities:
- Lead the pre-construction delivery of multiple projects simultaneously from initial enquiry through to contract award and handover to the delivery team.
- Produce accurate cost plans, estimates, tender submissions, budgets, and commercial appraisals.
- Manage the tender process, including subcontractor engagement, procurement strategy, package tendering, bid analysis, and value engineering exercises.
- Review and negotiate contracts, letters of intent, pre-construction agreements, warranties, bonds, guarantees, and insurance requirements.
- Identify, assess, and manage commercial, contractual, programme, technical, and delivery risks.
- Work closely with design teams to ensure designs are compliant, buildable, commercially viable, and aligned with client expectations.
- Coordinate specialist consultants, subcontractors, building services providers, landlords, utility companies, and statutory authorities throughout the pre-construction process.
- Develop and maintain pre-construction programmes, procurement schedules, and project milestones.
- Ensure compliance with Building Regulations, planning requirements, health and safety legislation, fire strategy requirements, and other statutory obligations.
- Act as the primary point of contact for clients and professional teams throughout the pre-construction phase.
- Support business development activities, tender interviews, presentations, and project-winning strategies.
- Build and maintain strong relationships with clients, consultants, project managers, quantity surveyors, and supply chain partners.
- Provide leadership and support to project teams, ensuring best practice, collaboration, and high standards are maintained throughout.
- Prepare detailed project reports, cost updates, risk assessments, and handover documentation to support successful project delivery.
Requirements:
- Proven experience in a Senior Pre-Construction Manager, Pre-Construction Manager, Senior Estimator, Commercial Manager, or similar role.
- Experience within Design & Build, commercial fit-out, workplace interiors, refurbishment, or construction environments.
- Strong commercial and contractual knowledge.
- Excellent estimating, procurement, and cost planning experience.
- Good understanding of design management, construction methodologies, and building services coordination.
- Ability to manage multiple projects and priorities in a fast-paced environment.
- Strong communication, negotiation, stakeholder management, and presentation skills.
- A proactive and solutions-focused approach with excellent attention to detail.
