Freelance Building Services Manager (MEP)
Location: North West London
Rate: £450 per day (CIS)
Contract Length: 7–9 months
Sector: Residential / Regeneration
An established Tier 1 main contractor is seeking an experienced Freelance Building Services Manager to take over MEP coordination and delivery across two residential regeneration projects in North West London. Collectively valued at £10M MEP, both schemes are live and heading toward practical completion.
This is a site-based freelance role, offering the opportunity to make an immediate impact on high-profile social housing projects with a strong focus on quality, compliance, and delivery to programme.
The Role
You will be responsible for managing all technical aspects of MEP across two sites, ensuring that design intent, installation quality, commissioning, and programme targets are met. You will work closely with the project teams, specialist subcontractors, and the wider construction team.
Key Responsibilities:
- Oversee day-to-day MEP coordination and progress across two live residential sites
- Review and monitor installations to ensure compliance with design, standards, and programme
- Liaise with M&E subcontractors, design consultants, and internal delivery teams
- Attend technical and progress meetings, raising and resolving coordination issues
- Manage technical submittals, RAMS, commissioning plans, and witnessing
- Support delivery through final fix, testing, and handover documentation
About You
- Strong track record delivering MEP works on residential or regeneration schemes
- Comfortable managing multiple sites and stakeholders under fast-moving timelines
- Able to work autonomously, problem-solve on-site, and maintain build quality
- Background in Mechanical, Electrical, or Building Services Engineering
- Experience with compliance, commissioning, and H&S processes
- Available to start promptly and commit through to project completion
