Associate 3 / AVP supporting origination, execution, and management of real estate investments, applying financial expertise, market insight, and commercial judgement to drive acquisitions, asset business plans and Op-Co performance. The role involves active participation across acquisitions, financing and disposals, as well as direct responsibility for executing business plans across an assigned portfolio spanning multiple sectors (CRE, Hotels, Living).
Description
- Lead or materially support acquisition, financing and disposal processes, with appropriate senior oversight.
- Contribute to deal sourcing, business plan development, and commercial negotiations.
- Build and review financial models for acquisitions, re-fi, disposals and (where applicable) development underwriting.
- Prepare and review investment committee materials and lead presentations.
- Coordinate due diligence processes and support transactions through to completion.
- Lead performance oversight of an assigned portfolio, ensuring delivery of approved business plans and value creation initiatives.
- Monitor key operational metrics including leasing performance, cost control and NOI growth.
- Own the budgeting, re-forecasting, hold/sell analysis and asset-level modelling.
- Lead quarterly valuations and coordinate lender and investor reporting.
- Manage relationships with operating partners and property managers to ensure strategic alignment.
- Identify and implement initiatives to enhance asset performance and capital efficiency.
- Chair asset-level meetings and drive engagement across the team.
- Monitor performance flags and coordinate execution of corrective action plans.
- Support senior management in resource allocation across transactions and portfolio activity.
- Train and mentor junior team members on asset analysis and performance tracking.
- Maintain and enhance financial models, ensuring consistency and best practice.
- Contribute to broader operational and business improvement initiatives.
- Deputise for senior leadership when required, including chairing team meetings and coordinating workloads.
- Act with integrity, professionalism and accountability in all interactions.

Profile
- High quality Academics, STEM Degrees / MSc.
- Excellent track record of end to end deal completion including demonstrable examples of their critical thinking influencing positive deal outcomes.
- 5-8 years' experience in real estate investment, private equity, or asset management.
- Experience leading and mentoring juniors whilst also supporting senior leaders.
- Experience managing & delivering business plans across multi-asset portfolios.
- Solid understanding of debt structuring and refinancing processes.
- Confident engaging with lenders, investors and operating partners.
- Commercially minded / investment savvy, with a track record of identifying value-add opportunities.
- Highly organised with the ability to manage multiple work-streams.
- Strong written and verbal communication skills.
- Exposure to central London office markets.
- Experience in both Commercial RE and Living sectors.
