Job Description

  • Act as Capital Works Project Lead on assigned planned works, external refurbishment and retrofit-related schemes.
  • Lead and manage project teams to deliver works within agreed deadlines, budgets, quality standards and compliance requirements.
  • Manage contractors, consultants and multidisciplinary project teams, ensuring performance, progress and quality are effectively monitored.
  • Undertake site inspections, building surveys, condition assessments, quality assurance checks and technical reviews.
  • Provide professional and technical advice on building works, building fabric, external refurbishment, component renewal and residential asset improvement.
  • Manage project risks, resident impact, defects, handover information, audit trails and project records.
  • Ensure works are delivered safely and in line with relevant health and safety, CDM, compliance and construction standards.
  • Support procurement activity, contractor performance management and value-for-money outcomes.
  • Maintain accurate records including financial monitoring, handover information, operation and maintenance manuals and project documentation.
  • Contribute to continuous improvement in service delivery, technical standards and project management processes.

The Successful Applicant

  • Experience as a Senior Building Surveyor, Capital Works Surveyor, Planned Works Surveyor, Project Surveyor or Building Surveying Project Lead.
  • A strong background in residential property, social housing, local authority, registered provider or similar housing environments.
  • Proven experience delivering planned works, capital renewal, external refurbishment or major works programmes.
  • Experience managing works in occupied homes and multi-tenure residential settings.
  • Strong contractor and consultant management experience.
  • Experience undertaking inspections, surveys, technical reports, quality assurance and defect resolution.
  • Knowledge of building fabric works such as roofing, windows, doors, balconies, render, insulation, external repairs or similar.
  • Strong understanding of UK building regulations, construction standards, planning policies and health and safety requirements.
  • Project management skills, including planning, monitoring, reporting, risk management and delivery control.
  • Strong communication, stakeholder management and relationship-building skills.
  • A relevant qualification such as a degree, HNC or HND in Building Construction / Building Surveying / Construction-related discipline.
  • A full valid driving licence.
