You will be responsible for long-term planned investment strategies and safe, sustainable and well-maintained homes for residents for the future.

About Our Client: This position is for a small resident focused Housing provider within the property industry in London.

As the Senior Asset Manager, you will be responsible for the following:

  • Asset Management
    • Lead the delivery of the asset management strategy.
    • Maintain ownership of asset intelligence and stock condition information.
    • Ensure asset data remains accurate, current, and auditable.
    • Develop investment priorities based on condition, risk, performance, and resident need.
  • Planned Programmes
    • Lead planned investment and capital works programmes.
    • Oversee programme planning, procurement, mobilisation, and delivery.
    • Ensure programmes are delivered safely, on time, within budget, and to required quality standards.
    • Monitor contractor performance and programme outcomes.
  • Stock Condition & Asset Intelligence
    • Lead stock condition survey programmes.
    • Ensure robust asset data management arrangements.
    • Develop lifecycle investment models and forecasting.
    • Support evidence-based investment planning.
  • Sustainability & Net Zero
    • Lead EPC improvement planning.
    • Support development of the Net Carbon Zero approach.
    • Identify opportunities for energy efficiency improvements and external funding.
    • Ensure sustainability principles are embedded into investment decisions.
  • Strategic Asset Planning
    • Develop and maintain 5-year, 10-year, 15-year, and 30-year asset management strategies.
    • Lead NPV and asset viability assessments.
    • Support business planning and long-term financial modelling.
  • Contractor & Consultant Management
    • Manage planned works contractors and consultants.
    • Monitor programme budgets and performance.
    • Ensure value for money and quality delivery.
  • Emergency Planning & Incident Support
    • Support emergency preparedness and incident response arrangements.
    • Assist in the coordination of actions following fire, structural, or major safety incidents.
    • Support resident communication during incidents and periods of disruption.
    • Maintain awareness of emergency evacuation procedures and building-specific safety arrangements.

The Successful Applicant: A successful Senior Asset Manager should have:

  • The ability to be in London for the majority of the week.
  • Significant experience leading strategic asset management within social housing or a comparable sector.
  • Experience delivering planned maintenance and capital investment programmes.
  • Experience developing long-term asset investment strategies.
  • Experience managing consultants, contractors and programme budgets.
  • Experience leading organisational improvement and service transformation.

Knowledge and Technical Expertise:

  • Excellent knowledge of asset management principles.
  • Strong understanding of stock condition, life cycle planning and investment appraisal.
  • Knowledge of Decent Homes, HHSRS, EPCs, sustainability and net zero principles.
  • Understanding of procurement, contract management and programme governance.
  • Ability to interpret data and use it to support strategic decision making.

Qualifications:

  • Degree or professional qualification in surveying, construction, asset management or related discipline.
  • Chartered membership of a relevant professional body (or working towards) is desirable.
