Key Responsibilities as a Caretaker:
- Collaborate with maintenance, customer service, and housing teams to identify and address communal repairs, including entry-phone systems, while keeping residents informed.
- Ensure timely opening and closing of play areas, conduct Level 1 playground inspections, and prepare reports.
- Support Housing Officers in property readiness for letting and assist with decanting operations.
- Monitor and report defects in external lighting, make seasonal adjustments, and maintain records.
- Oversee regular compacting and removal of domestic and bulk refuse, advocating for recycling initiatives.
- Aid tenants in emergency situations, maintain security on the estate, and manage access to communal areas.
- Assist with setting up the residents' Sheltered Community Centre and distribute information and newsletters.
- Provide emergency call-out coverage on a rotational basis and report on community safety and anti-social behaviour incidents.
- Act as a professional witness if required and report any incidents of vacant or abandoned properties.
- Patrol and report unauthorized vehicles to parking contractors and attend to minor maintenance tasks as directed.
Essential for the role:
- Must hold a clean UK driving license.
- Proficiency in report writing and business English.
- Experience in basic repairs and improvements to the physical environment.
- Strong communication and customer service skills.
- Proven track record of delivering outstanding service to customers.
- Excellent planning, organizing, prioritization, and administration skills.
- Ability to effectively exchange information with colleagues, customers, and clients.

You will also be added to the DBS updating service which will be renewed every 3 years.
