We are working with our client who is a Tier 1 main contractor, with a strong reputation in data centres, life sciences, commercial, and infrastructure projects across Ireland, the UK, and Europe, to recruit an MEP Commercial Manager. This role sits on one of the largest data centre developments in the UK - a c.£10 billion hyperscale campus in Blyth, delivering up to 10 data centre buildings across a 100-hectare site.

Key Responsibilities

  • Take full commercial ownership of the MEP package(s), leading the commercial strategy from procurement through to final account.
  • Manage and mentor a team of MEP quantity surveyors, ensuring accurate and timely valuations, applications for payment, and cost reporting.
  • Oversee monthly cost/value reconciliations, cash flow forecasting, and reporting to senior management on the commercial position of MEP works.
  • Lead procurement of M&E sub-contract packages in conjunction with the Procurement Manager, including tender analysis and negotiation.
  • Review and negotiate contract terms and conditions, identifying and mitigating commercial risk across MEP packages.
  • Manage the change control process, including assessment and agreement of variations.
  • Oversee preparation and agreement of interim and final valuations with client representatives.
  • Lead the preparation of contract final accounts for completed MEP works, including all adjustments.
  • Manage and resolve commercial and contractual disputes, including delay and disruption claims.
  • Build and maintain strong relationships with clients, consultants, and sub-contractors.
  • Report directly to the Commercial Director / Project Director on the commercial performance of the MEP package.

Requirements

  • Significant experience in an MEP Commercial Manager or Senior QS role, ideally with a main contractor.
  • Strong track record delivering M&E/MEP packages on major construction, data centre, or industrial projects - mission-critical or hyperscale data centre experience highly advantageous.
  • Proven experience managing and developing a commercial team.
  • Chartered or working towards chartership (RICS/SCSI or equivalent).
  • Excellent leadership, negotiation, and communication skills.
  • Excellent IT skills.
  • Strong understanding of NEC forms of contracting.
