Founded in 2012, Meanwhile Creative supports the creative minds of Bristol, Cardiff, Manchester and Norwich by establishing lively places to work. We repurpose dormant, unloved commercial property and land for use as flexible, affordable workspace for the country’s burgeoning creative businesses. All in all, our projects currently support more than 500 creative businesses and start-ups, ranging from jewellers, artists, carpenters, therapists, graphic designers, musicians, architects and personal care businesses, along with everything in between.
In recent years, the business focus has shifted to repurposing shipping containers as studio and office spaces, with the aim to provide start-up workspace for small independent makers, creatives and businesses. Our container projects are filled with diverse, like-minded people striving to turn their passion into an income, often serving as a launch pad for a new business concept.
We are seeking an enthusiastic Community & Site Manager to join us at an exciting time to manage and run our new shipping container creative hub at Bromley Yard, Manchester. Situated a short walk from Manchester Victoria railway station, Bromley Yard will eventually house around 250 converted shipping containers (delivered in three phases), designed in blocks with pedestrianised lanes, attractive breakout and green spaces to maximise functionality, fluidity and user enjoyment. The first phase is scheduled to launch this Autumn with a total of 85 container units.

The role
Facilities Management
- Daily management of Bromley Yard’s site (phase 1: 85 Container Units)
- Ensure all statutory health and safety requirements are adhered to along with weekly checks, risk assessments and regular site monitoring
- Identifying and arranging site repairs and general maintenance as and when needed
- Keep the site looking clean and orderly at all times, including monitoring weekly refuse collections
- Plan and manage contractors for seasonal maintenance, e.g. gritting in winter and weeding in summer
Administration
- Record management of the tenancy cycle: draft, file and update all licence agreements, invoicing, service agreements, credit control and tenancy cycle records, CRM database, expense tracking, etc
- Keeping up to date records of all service contracts
- Review and update site policies to ensure the site is well managed
Marketing
- Advertise available spaces, actively follow up enquiries and manage waiting lists, conduct viewings and onboard new tenants
- Work with the Marketing Manager to assist in collating material for weekly social media and blog posts to help promote the site
- Working with rest of the team to maximise income and minimise expenditure
Community Engagement
- Networking & Events: Engage with the local creative community to promote and develop the site.
- When possible set up / take part in open studios events, markets etc.
- Research possible grant funding opportunities to expand and develop the offering on site
- Develop and nurture relationships with occupants and other local businesses to build an inclusive, friendly and creative community hub
- Managing and resolving tenant queries and issues efficiently
Criteria
- Strong organisational and time management skills
- Ability to multitask across varied responsibilities
- Good communication and problem-solving abilities
- A proactive attitude in finding solutions to potential problems
- Friendly, professional, and confident in dealing with people
- Comfortable working autonomously and capable of managing own workload
- 5+ years experience in business administration, HR, finance, events/studio management an advantage (some practical facilities management experience also a bonus)
- Proficient in Microsoft Office Suite (Excel, Word, Outlook), Xero, CRM databases
- Sound knowledge of H&S procedures and training desirable
