Our client is seeking an experienced Senior Property Manager to oversee a portfolio of residential buildings and deliver an exceptional 5-star property management service to their clients and leaseholders. This leadership role involves managing day-to-day property operations, supporting junior team members, and ensuring service delivery aligns with company standards, KPIs, and industry best practice. You will work closely with the Head of Property Management, Operations Manager, and Accounts team to ensure properties are managed efficiently, compliantly, and with excellent client communication.
Key Responsibilities
- Portfolio Management
- Manage a portfolio of residential buildings, ensuring high standards of service delivery
- Conduct regular site inspections and identify maintenance or compliance issues
- Lead client meetings and maintain strong relationships with leaseholders and stakeholders
- Financial Management
- Prepare and manage service charge budgets
- Approve supplier invoices and monitor expenditure
- Work with the accounts team to ensure accurate financial reporting and year-end accounts
- Maintenance & Major Works
- Manage planned and reactive maintenance across the portfolio
- Oversee service contracts including lifts, fire systems, and building services
- Coordinate Section 20 major works projects with surveying teams
- Compliance & Health & Safety
- Ensure properties meet all Health & Safety and regulatory requirements
- Manage compliance documentation including fire risk, water hygiene, asbestos and LOLER reports
- Insurance & Reporting
- Manage property insurance claims and liaise with brokers
- Provide clear reporting and updates to senior management
