As the business continues to expand, we are looking for an experienced and highly driven Sales Manager to lead the day-to-day delivery of our central sales function and support the execution of the wider commercial strategy. This is a hands-on operational role focused on driving sales activity, improving conversion performance and supporting occupancy delivery across the portfolio. The successful candidate will also analyse sales trends and reporting data to help improve methodology, performance and customer journey outcomes.

The Role

As Sales Manager, you will oversee the daily operation of the central sales team, ensuring enquiries, follow-ups and bookings are managed effectively and consistently across the Flow Student portfolio. Working closely with the Sales Director and operational teams, you will help implement the wider sales strategy while ensuring strong day-to-day delivery and accountability. This role requires a highly organised and commercially aware individual who is comfortable managing people, driving activity levels and analysing performance data to identify opportunities for improvement.

Key Responsibilities

  • Manage the day-to-day operation of the central sales team, ensuring high levels of activity, engagement and performance.
  • Drive sales activity across the Flow Student portfolio to support occupancy and revenue targets.
  • Implement and support the delivery of the wider sales strategy set by the Sales Director and senior leadership team.
  • Monitor lead generation, enquiries, conversions and booking pace across all sites.
  • Ensure CRM systems, reporting and sales processes are maintained accurately and consistently.
  • Analyse sales trends, customer behaviours and market performance to identify opportunities for improvement.
  • Produce regular reports on sales activity, conversion performance, occupancy pacing and market insights.
  • Work closely with the marketing team to ensure campaigns are aligned with sales priorities and occupancy requirements.
  • Support pricing, promotions and sales campaigns to maximise bookings and revenue performance.
  • Coach, motivate and support the central sales team to ensure consistent delivery and customer service standards.
  • Support site teams with sales processes, enquiries and booking management where required.
  • Build and maintain relationships with key external stakeholders, agents and university partners.
  • Drive continuous improvement within the sales function through process reviews, training and best practice implementation.

About You

  • Previous experience within a sales management or senior sales role, ideally within PBSA, hospitality, residential or a similar customer-focused sector.
  • Strong understanding of sales operations, lead management and conversion-focused activity.
  • Experience managing and motivating teams in a fast-paced environment.
  • Highly analytical with strong reporting and data interpretation skills.
  • Commercially aware with the ability to identify trends and react quickly to changing market conditions.
  • Strong communication and organisational skills with attention to detail.
  • Comfortable working across multiple departments including operations, marketing and finance.
  • Experience using CRM systems and reporting tools.
  • Proactive, driven and solution-focused approach to problem solving.
