Our primary focus is the delivery of new-build and conversion residential and industrial projects, alongside the active management of a diverse portfolio spanning every major asset class. The business currently controls approximately 7,500 residential plots and commercial and industrial assets valued in excess of £2 billion.
We are now seeking a professional and proactive Residential Block Manager to join our growing team. This role will take responsibility for the day-to-day management of a portfolio of residential developments, primarily blocks of flats and leasehold estates, ensuring they are operated efficiently, compliantly and to the highest possible standard of presentation and service.
The successful candidate will oversee all aspects of portfolio management, ensuring buildings are well maintained, safe and professionally managed. This will include:
- Preparation, monitoring and reconciliation of service charge budgets in line with lease requirements
- Coordinating routine and reactive maintenance works
- Managing larger repair or refurbishment projects in conjunction with contractors and surveyors
You will carry out regular site inspections to monitor standards of cleanliness, safety and general condition, while ensuring full compliance with relevant health and safety legislation and fire risk assessment requirements. Acting as the main point of contact for leaseholders, you will handle enquiries and complaints in a calm, professional and solutions-focused manner, building strong relationships and maintaining high levels of customer satisfaction.
The role will also involve attending and, where required, chairing residents' meetings and annual general meetings, and liaising closely with Residents' Management Companies. You will be responsible for sourcing, appointing and managing third-party contractors and suppliers for services such as cleaning, landscaping and security, ensuring value for money and consistent service delivery. In addition, you will prepare clear and accurate reports covering financial performance, maintenance activity and compliance matters for internal stakeholders, directors and clients.
Applicants should have previous experience in residential block management, with a strong working knowledge of leasehold management and landlord and tenant legislation. You will be highly organised, capable of managing multiple sites and competing priorities, and confident communicating with a wide range of stakeholders. Strong IT skills are essential, particularly in the use of property management systems such as Qube, Propman or similar platforms.
An IRPM qualification would be advantageous, or a willingness to work towards one, with RICS accreditation considered beneficial but not essential. A full UK driving licence may also be required depending on portfolio location and site visit requirements.
