Position Overview:
The Commercial Asset Manager is responsible for maximizing the value and performance of a portfolio of commercial assets. This includes developing and executing strategic plans, optimizing lease and contract structures, managing key stakeholder relationships, and ensuring the assets achieve financial and operational objectives.
Key Responsibilities:
- Asset Strategy & Performance
- Develop and implement asset business plans to maximize income, capital growth, and efficiency.
- Analyze asset performance and recommend improvements.
- Conduct regular asset valuations, risk assessments, and return-on-investment analyses.
- Commercial & Financial Management
- Lead on budgeting, forecasting, and financial reporting for assigned assets.
- Identify and pursue value-add opportunities including lease renegotiations, capital improvements, and operational enhancements.
- Oversee service charge and operational expenditure to ensure cost efficiency.
- Stakeholder & Tenant Management
- Act as primary liaison for tenants, partners, joint venture stakeholders, and service providers.
- Negotiate lease terms, renewals, and commercial agreements.
- Maintain high levels of tenant satisfaction and retention.
- Reporting & Compliance
- Produce regular reports for internal and external stakeholders on asset performance.
- Ensure compliance with relevant legislation, internal policies, and lease obligations.
- Support audits and due diligence processes as required.
- Transaction Support
- Contribute to acquisitions, disposals, and refinancing strategies.
- Assist in financial modeling and due diligence for new investments.
Required Qualifications & Experience:
- 5+ yearsβ experience in asset management, investment, leasing, or commercial property management.
- Strong understanding of property markets, lease structures, and financial modeling.
- Proficiency in Excel and property management software
- Strong analytical, negotiation, and communication skills.
