Responsibilities

The successful candidate will have a wide and varied remit making full use of their experience and skills, including a proven track record of safe delivery of high-quality medium to large scale projects to budget and programme.

Commercial

  • Understand building contracts and key project stakeholders (client, client’s representatives, design team and others).
  • Understand the scope of works for each sub-contractor package and have access to a paper copy of each sub-contractor order.
  • Liaise with the PM and PQS on works that are not within the scope of the project.

Operational

  • Issue permits for various work activities and close them out accordingly; undertake material/equipment orders and liaise with the project quantity surveyor.
  • Manage provisions/diversion/upgrade/protection works through meetings and dialogue with relevant utility companies.
  • Apply for permits to the Highways Authority for road openings, location of skips and welfare facilities.
  • Arrange temporary building water, drainage discharge and electricity connections to welfare facilities with utility companies.
  • Understand and manage off-site highways works through meetings and dialogue with relevant parties.

Quality

  • Raise NCRs for works of poor quality.
  • Ensure subcontractors compile and issue inspection and test plans (ITPs) for various works packages; check and close them out.
  • Compile snagging lists and manage the process for closing out.

Health & Safety

  • Understand duties and responsibilities regarding current Health and Safety / CDM legislation and others’ responsibilities; ensure compliance on each project.
  • Act as temporary works coordinator where applicable.
  • Ensure labour-only subcontractors are evaluated for the tasks they perform and that method statements and risk assessments are in place.

Qualifications

  • CSCS / CSR card
  • First Aid at Work

Experience

  • Relevant previous construction experience in commercial, retail, healthcare, education, refurbishment and/or new build.
  • Demonstrated ability to manage and control subcontractors in line with the project programme, safety and environmental legislation.
  • Experience of temporary works procedures.
  • Ability to operate within a team environment.
  • Ability to produce short-term programmes.
