  • About Mc Goff Group Projects

We are a busy and expanding property development group that sits within a wider trading group focused around construction, services and asset management.

We are looking for a Project Development Manager who will take a lead role during the construction phases of MGP’s care and residential developments, ensuring projects are fully de‑risked prior to start on site and delivered efficiently through to completion.

The Role

The role acts as the key interface between development, finance, and construction teams—ensuring all technical, legal, and commercial elements are coordinated before and during delivery on live sites.

Key responsibilities include

  • PCSA Phase
  • Develop the brief and deliverables for the PCSA period, ensuring a smooth transition from developer contractual obligations to construction & the JCT.

• Prepare, manage, and finalise

  • Employer’s Requirements
  • Technical specifications
  • Scope of works for delivery teams
  • Agree build contracts, including negotiation of terms, programme & risk allocation.
  • Client interface: Third-party agreements (easements, wayleaves, service connections)

• Lead engagement with

  • Bank monitoring surveyors
  • Employers’ agents
  • External stakeholders
  • Review & challenge contractor design proposals, ensuring alignment with brand & client expectations.
  • Coordinate regular project calls with Mc Goff Stakeholders on runway to So S
  • Create and monitor high level master programme
  • Appoint and manage consultants during PCSA and construction, including:
  • Employer’s Agent
  • Principal Designer (CDM)
  • Viability consultants
  • Legals
  • Ro L
  • Define scope, agree fees, and manage performance of client consultants.
  • Construction Phase
  • Act as the client lead during construction, ensuring alignment between original development intent and site delivery.

• Maintain oversight of

  • Programme performance
  • Budget and cost control
  • Quality and specification compliance

• Attend and contribute to

  • Monthly RFI meetings
  • Progress and site review meetings (on site)
  • Manage variations, ensuring robust justification, cost control, and alignment with project objectives.
  • Review commercial reports prior to formal issue by EA
  • Ensure all contractual obligations under the build contract are adhered to.
  • Maintain strong relationships with contractors, consultants, and funding partners.
  • Regular liaison with Ops director of the respective business unit; Care / BTR / Nursery
  • Regular liaison with finance team regarding programme and milestones.
  • Liaise with marketing department over site specific opportunities
  • Act as a key point of contact for client-side queries and external stakeholders.

Requirements

  • Construction Related Degree
  • 5 years of experience in a similar role
  • Confident using Microsoft with moderate Excel skills
  • Strong attention to detail and good organisational skills
  • Confidence to liaise with colleagues and associates at all levels
  • 1 days paid ‘Change the World’ volunteering day
  • Newly created role with scope to develop
  • Exposure to property development finance and project accounting
