Property Manager with 3+ years of experience required in NW3, Hampstead. £33k to 40k

About the Role

We are seeking an experienced Property Manager for a multi-branched estate agency to take full responsibility for a residential portfolio of approximately 150 properties.

This is a client-facing role requiring strong organisational skills, excellent communication, and a proactive approach to property management.

You’ll play a key role in ensuring landlords and tenants receive a consistently high level of service, while working closely with internal teams, contractors, and external stakeholders.

Key Responsibilities

  • Manage a residential property portfolio, ensuring landlords and tenants receive outstanding service and support
  • Liaise with branch teams to ensure properties are fully prepared for move-in
  • Agree and manage landlord floats
  • Handle routine and emergency maintenance issues, coordinating with contractors, landlords, block managers, and developers
  • Oversee contractor invoices, ensuring correct authorisation procedures are followed and requesting funds from landlords where required
  • Maintain clear and effective communication between landlords, tenants, and internal departments
  • Ensure all contractors hold the correct insurance and certifications, with records accurately maintained
  • Manage insurance claims, liaising with block managers, loss adjusters, and arranging estimates
  • Conduct property inspections, prepare reports, and follow up on any required works
  • Review check-out reports, calculate deposit deductions, and negotiate outcomes between landlords and tenants
  • Submit or respond to Tenancy Deposit Scheme disputes where necessary
  • Work collaboratively with Property Management, Lettings, Accounts, and Overseas offices
  • Ensure ARLA Propertymark guidelines and best practices are followed at all times

Package

  • £33,000 – £40,000
  • Mon – Thurs 9am – 6pm (Friday 5.30pm finish)
  • 2/3 work-from-home rota
  • 20 days + bank holidays
  • Bonuses for client referrals/new business
